Your parents bought their first home for $23,000. Take a look at what they got for it.

I toured 3 homes last weekend. Here's what buyers are actually experiencing right now — not what the headlines say.

And the market? It looks nothing like it did 2 years ago.

Here's what I'm seeing on the ground:

Inventory is up over 20% from last year. Buyers are touring more homes, taking more time, and actually thinking before they offer.

Seller concessions are back. Closing cost credits. Rate buydowns. Inspection contingencies. 44% of deals right now include some form of seller concession — that number was nearly zero in 2022.

Negotiation is real again. Homes that sat for 3 weeks are getting offers with credits attached. Sellers are listening in a way they weren't two years ago.

This doesn't mean homes are cheap. It doesn't mean you can lowball everything. But it does mean that if you have been waiting for a market where you can actually breathe — this is closer to that than anything we've seen in years.
