May was full.

Four closings, four families, all relocations. Every single one came through someone who trusted me enough to pass my name along.

Each one had its own story, its own moving pieces, its own moments where the work behind the scenes mattered more than anything visible. That's the part I love most and the part nobody really sees.

Just really grateful for the people who trust me with something this big. Buying or selling a home in the middle of a life transition is no small thing. Getting to be part of that is a privilege.

Three contracts. Three completely different stories. 🤍

One couple closing the door on their chapter here in Texas, getting ready to start fresh somewhere new and when it came time to sell, the market showed up for them. One weekend of showings, multiple offers, and under contract in less than 30 days. That’s what the right strategy does.

One brand-new investor planting their first flag in the Texas market, building something bigger for their future. And one first-time buyer, officially a homeowner.

Each one came to me with a different goal, a different timeline, a different version of what “winning” looked like. My job wasn’t to treat them the same, it was to meet each of them exactly where they were.

And here’s what I want people to hear right now: yes, the market has shifted. Interest rates have changed the game, and the new construction space is moving differently because of it. But “slow market” doesn’t mean no market. This one carries a little more weight.

It wasn’t the easiest transaction. There were moving pieces, decisions to navigate, and moments where steady guidance mattered more than speed.

But she stayed focused on where she was headed.

Every step was intentional. From preparing the home, to timing the market, to making smart choices along the way. And it paid off.

Now she’s stepping into a new job, a new place, and a fresh start that she worked hard for.

Also really grateful for the people behind the scenes who helped bring this together. The kind of partners and agents who communicate well, stay solution focused, and do what they say they’re going to do make all the difference.

If you are planning a move this year, I want you thinking strategically.

The current market in Boerne and the Hill Country is not extreme. It is balanced in a way that rewards preparation.

Buyers are thoughtful. They compare homes carefully and negotiate based on condition and price.

Sellers who succeed are the ones who enter the market intentionally. Not testing. Not hoping. Not assuming.

Some of my favorite client relationships start long before we ever write a contract.

I met this client at an open house years ago. We stayed in touch and when she was ready to make a move I was so glad she called.

She loved her home but her family needed more space and more land. We found her the perfect place first and then got to work on selling her home the right way.

That is the kind of real estate I love doing. Not just a transaction but a plan built around what actually works for someone’s life.

If you’re selling this spring, I want you approaching April with clarity, not assumptions.

Yes, buyer activity increases this time of year.
But so does competition.

And right now, it’s been slower than we’ve seen in the last few years, which makes strategy even more important.

That means pricing matters more.
Preparation matters more.
Presentation matters more.

Spring doesn’t create leverage on its own. Strategy does.
