📸✨ The excitement is building for Das Festival of Kendall 2026!

Our Pageant Director recently had the opportunity to meet up with several of our amazing pageant contestants for our very first official headshot photo shoot. We can already tell this year’s group of contestants is going to make this an unforgettable Father’s Day weekend celebration!

Inspired by the greatest rom-com of our time 🎬

Most buyers know the basics going in. But a few things consistently catch people off guard … and they’re the ones that can actually kill a deal.

Opening a new credit card, buying furniture before closing, switching jobs mid-transaction. These feel harmless in the moment but can flag your loan and put everything at risk.

Same with a lowball offer “just to see.” To a seller, it mostly just says you’re not serious.

The good news? All of it is completely avoidable when you know what’s coming.

If you’re thinking about buying in San Antonio or Boerne this year, DM me before you start. A little preparation at the beginning saves a lot of heartbreak at the end. 🏡

🌊 Marble Falls - rent a boat or paddleboard on Lake LBJ, grab lunch downtown, and call it a perfect Texas summer day

🏊 Wimberley - Blue Hole opens May 1st and reservations sell out fast, so book ahead before you make the drive

🎸 Gruene - tube the Guadalupe, two-step at Gruene Hall, eat at Gristmill. the most Texas afternoon you can have

🪨 Enchanted Rock - go at sunrise or sunset, not noon. zero shade on that dome and it will humble you real quick 😅

🌆 Austin - Barton Springs in the morning, South Congress for lunch, Zilker for the afternoon. a full day done right
