📌 Real Estate Agent PSA: Understanding Short Sale Statuses

I've recently had several agents ask why a short sale listing remains Active in the MLS after a contract has been accepted. I thought it might be helpful to provide some clarification.

Unlike a traditional transaction, many short sale lenders and servicers require the property to remain Active in the MLS until final lender approval is received and the transaction closes. An accepted offer alone does not necessarily mean the short sale has been approved.

Because short sales involve third-party approval, there is always the possibility that a contract may not receive lender authorization or that circumstances may change during the approval process. For that reason, lenders often require continued marketing of the property until all approvals have been obtained.

As listing agents, we must follow the requirements of the lender, investor, and applicable short sale guidelines—not simply change the status based on the existence of a purchase agreement.

Short sales operate differently than conventional transactions, and understanding those differences helps all parties better serve their clients.

Education is one of the most valuable tools we have in this industry. The more we learn from one another, the better advocates we become for our buyers and sellers.

The former president of a Florida HOA has been sentenced to seven years in prison after pleading guilty to what prosecutors call one of the largest HOA frauds in U.S. history. Something needs to be said about what’s happening right now in Louisiana real estate.

Not all investors are bad—but there is a growing number of investment groups operating in our state that are causing serious financial harm to homeowners under the impression they are being “helped.”

I see it every single week:
