Just because you are preapproved for a certain amount doesn't mean that should necessarily be your budget. Look at your income and monthly finances and determine a home budget based on what your monthly mortgage would be.

It's not the highest price! Shocking right?

After years of working with both buyers and sellers, I can tell you with great certainty that most seller’s care that your offer is…
Ability to Close.

They want to know that your financing is secure, you’re ready to work in good faith to get through (minimal) contingencies, and that your offer won’t fall through.
As we head into a hopefully hotter winter market, here are some things you can do to prepare to buy:

1. Get pre-approved with a lender. Most sellers won’t even consider an offer without a pre-approval and I’d never advise my clients to entertain potential buyers without one. It shows you’re serious.

2. Determine your budget. Your pre-approval amount is a great place to start. However, it doesn’t necessarily determine the amount you’re comfortably willing to pay each month towards a mortgage, insurance, and taxes. Determine what that number is and then talk with your lender about what price point you’re willing to go up to. They can help you run numbers.

3. Work with a real estate agent with solid local relationships and experience in the market you want to live in. Trust me, it matters.
