Nobody warns you about closing costs. I will. 👇🏽

Most first time buyers show up to the table shocked by this number. It doesn’t have to be that way.

Here’s what you need to know:
✅ Closing costs in Idaho are typically 2–3% of the loan amount
✅ You can negotiate seller concessions to cover them
✅ The IHFA program offers up to 8% of the purchase price in assistance for down payment AND closing costs and you only need $500 of your own money to qualify
✅ The right agent prepares you for this BEFORE you’re at the table

That’s the difference between a stressful closing and a smooth one.

To anyone who feels stuck right now. I see you.

I know what it’s like to wake up and wonder if this is just how life is. If this heaviness is permanent. If the version of you that you dream about is just that….a dream.

It’s not.

I won’t pretend the change is easy. It’s not. There are days the old life comes knocking and it feels almost easier to just answer the door. I know that feeling. I lived in that feeling.

But here’s what nobody tells you the moment you get even a small taste of who you can become, something shifts inside you that you can’t undo. Your mind gets clearer. Your mornings feel different. You start moving through the world like you belong in it.

And suddenly going back? It’s not even an option anymore.

You don’t need to have it all figured out. You don’t need a perfect plan or a perfect day to start. You just need one small step in the right direction and then another.

Life can get better. The person you’re becoming is already inside you, just waiting for you to believe they’re worth fighting for.

They are. You are.
