No one is talking about this yet — and that is exactly why you should be paying attention.
Peregrine is a brand new 1,000 acre master-planned mixed-use development just announced in May 2026 at Exit 74 on I-84 — approximately 18 to 20 minutes southeast of Boise.
It is a joint venture between Ahlquist Development and the Coeur d'Alene Tribe and it is being positioned as the new eastern border of the Treasure Valley.
Here is what is planned for the 1,000 acres:
774 acres of industrial and tech park space specifically targeted at Micron Technology suppliers and logistics companies
126 to 146 acres of commercial plaza with hotels, car dealerships, retail, and services
A dedicated residential site within the footprint
And here is why this matters for real estate.
This sits 12 to 18 minutes from the Micron campus. It sits directly across I-84 from Mayfield Springs which is planned for approximately 2,400 homes — and Mayfield Townsite which is projected for up to 10,000 homes.
That is potentially 12,000+ new households on the east side of the valley that will need commercial services and infrastructure right next door. Peregrine is being built to be exactly that.
The land is already zoned. Plats are being finalized with Elmore County. Construction on initial buildings is expected later in 2026.
This corridor is moving fast.
