The Ada County housing market is finding its balance. There are more homes available than we’ve seen in years, with 1,537 available listings in the month of March, giving buyers more options and a little more breathing room. At the same time, sales activity is up, showing that well-priced homes are still moving.
Home prices have softened slightly compared to last year, with a median price of $540,945, but they remain significantly higher than they were just a few years ago, reflecting long-term growth in our area. Homes are also taking a bit longer to sell, averaging about 55 days on the market, which is a shift from the fast-paced market many remember.
Overall, this is a more stable and approachable market, where buyers have more choice and sellers still have strong long-term value on their side.
