平均在市日期 13 天 . vs. 35 (7/2020)
Inventory待售 1,055間, 約等於 5周, vs. 743 間 or 3周 (7/2020)
值得注意的是, 再售屋(existing/resale) 的中價$525,000 vs. 379,900和待售數量 729 vs. 337較去年同期提高很多, 銷售速度平均11天, 也較去年同期的22 天加快了一倍.
新建房(New construction) 中價 $558,000 vs. $426,350 (7/2020)
待售數量 325 vs. 426 (7/2020) 比去年同期少
銷售速度平均18天, vs. 64 天 (7/2020).

成交790 筆, 較去年五月 853減少 5.4%
50% 的房子(再售+新建) 在12天內接受 offer. 比去年五月的28 天少了57.1%.
待售570 間 較去年五月1239少了 54%

還有一項數字是關於今年五月再售屋的加價行情:
$500,000以下的房子平均加價 $29,996
$500,000~$750,000的房子平均加價 $44,990
$750,000+ 平均加價 $79,414

Feb 2021 Boise – Nampa 房地產市場 報告:
The average Days on Market metric (DOM) for existing homes was at 19 days (Ada) and 15 days (Canyon) in February. This meant buyers had to act quickly and write a competitive offer when they found a home.
o 平均上市到成交天數: Ada: 19, Canyon: 15
o Median Price 成交中價:
Ada: $452,400 較去年二月增加25%.
Canyon: $369,000. 較去年二月增加 39%

大軍將發, 糧草先行. 買家必須有充分的準備, 除了貸款評估審查 (Pre-Qualified /Pre-Approval Letter) 常常還要出具資金證明 Proof of Funds.一旦有中意的目標,幾乎沒有評估的時間和議價的空間.
