Ryan and I haven’t introduced ourselves for a while, so for anyone that is new to our group of followers here is a little recap of our story and how we got to where we are today.
We met while both living and working in New York City. After initially realizing that neither of us wished to remain on the East Coast, we immediately began narrowing down the best West Coast options to fit our lifestyle and career goals.
Ryan had just completed a live-in rehab on a house he purchased while living in New York. With a trustworthy landlord in place, we took the leap to move to Boise, ID and take advantage of the growing market.
After self-performing the renovation on our personal home and getting married in our own backyard, we launched Pocket Properties to continue bringing beauty back to homes in the Treasure Valley.
Shortly after launching Pocket Properties, the COVID pandemic hit and while it changed everyone’s lives in many ways it didn’t slow us down for a second. We welcomed a new little member to our family while simultaneously closing on our next rental property. Taking our newborn daughter to the project to help with the renovation was a great way to introduce her to our way of life.
Ryan has worked with countless investors and homeowners on their renovations in the past two years, building relationships and plenty of beautiful projects in the Boise area.
Emily continued working her full-time job until May of 2022, where she finally was able to step away and focus on Pocket Properties 100%.
We’ve been extremely blessed to live in such a great community and have the ability to capitalize off of the growing real estate market. While I’m sure we are all in for some ups and downs as things progress, it’s the people that we surround ourselves with that keep us grounded during any of those trials.

We look forward to getting to know our community in the years to come and bringing beauty back as we go.

Garden Shed Progress Report: We officially have all the framing complete and a roof on this bad boy. Things are taking shape and its finally feeling real. The only downside is that our special-order windows are projected to take 9 weeks to come in, which should be around the end of July. We are hoping they arrive earlier, but this might slow down progress a bit until that time.
However, this has given us more time to plan out our custom built-ins for our desk/murphy bed wall. Stay tuned for sneak peaks of those design ideas.

As part of a full kitchen renovation in our Kuna property, Ryan and I wanted to try out making our own cast-in-place concrete countertops. We loved the modern aesthetic and the low-price investment of this option and so after Ryan did a lot of research we got to work.

However, we have some exciting news that Emily has officially joined our team full-time. She’s left her day job and will be working as a licensed Realtor and helping to manage the day-to-day of the business.

As our world goes through some very trying times, it is heartwarming to hear and see stories of people stepping up to help. Whether it is someone who tracks down some TP for the elderly, people who check-in regularly to keep up moral among friends/family, or the stories of Italian communities singing together from their windows and rooftops. We are all in this together and the more we stay conscious of this, the better off we will be.
With this spirit in-mind, we’d like to take this time to thank our community. Our projects would’ve never started, continued or ended as well as they have without the emotional, mental and often times physical support of our friends and family.
To these people, we are eternally grateful.
You give us the courage to continue building even through our greatest trials.
Everyone of you has lended a hand without hesitation and made this experience that much more enjoyable as a result.

Curb Appeal: The final big transformation for the East Coast Colonial project.
Removing the large awning, resurfacing the steps, stoop and built-in planters and replacing the railing really added the final touch to this project. Oh and don’t forget a new front door and outdoor lighting!
Curb appeal can make a break a project since we all know first impressions last, even if we wish this weren’t true.
Ensuring that the new owners get that special feeling of coming home from the second they pull up to a house has a lasting affect.
Try not to skimp on these types of improvements due to the added costs. While they might not be as impactful to the bottom-line as adding a bathroom or updating the kitchen, it truly has a lasting impression on the home and its place in the surrounding neighborhood.

ANNOUNCEMENT!!!
As you might’ve noticed we took a little social media hiatus during the month of February.
While we might not’ve been very active on social, we were still pretty busy working on the business.
One of the main things that we want to celebrate was Emily completing 6 weeks of real estate evening classes and passing the Idaho Real Estate exam!
Shortly we will have a license real estate agent on our team and have even more resources to advance our real estate business.
So coming this spring, if you need an agent to help you find an awesome home or investment property in Idaho we know the girl for the job!

Talk about a !
Check out the before and afters of this dramatic basement renovation in the East Coast Colonial.
What started out as a large empty room with exposed walls and concrete floors turned into an additional bedroom with walk-in closet, bathroom with a large shower and great storage space in the laundry room.
Check out the last image for the full floor-plan!
Basements are a wonderful way to increase square footage of a home, adding value and additional living space.
Our favorite part of this basement renovation was the addition of the LARGE bedroom window. Its big enough to fit a queen size mattress through (you wouldn’t have to worry about finagling that puppy down the staircase) and gives amazing natural light!
This is the perfect way to make sure a basement bedroom does not feel dark and lonely.

Hey all, we’re back with some more before and after photos of our East Coast Colonial flip. Today we are featuring the lovely living room renovation with the restored original fireplace. The best part of this statement piece is that the mantle was made from reclaimed rafters that were originally in this house! We always love to reuse old and make it new again.
You’ll notice in the before photos, there were also two large archways on either side of the fireplace. We closed up one of these to give some more wall space and definition to the room.
The second archway was converted into the lovely French doorway.
Not only did these changes give a fresh vibe to this living room, but it also better defined the sunroom on the other side of those French doors.
