Everybody starts somewhere.​​​​​​​​​​​​​​​​​​Looking back, my journey with money has been full of ups and downs. I was deep in credit card debt in my early 30s and made plenty of mistakes along the way. But the real change came a couple years after finally getting out of debt (but still living paycheck to paycheck), deciding to leave a secure job with a decent paycheck and benefits. It was a scary move, but it led me to a career in real estate. That's where I met people who were not just driven, but also inspiring. It opened my eyes to investing and set me on my path to financial freedom for my family. This leap into the unknown has shown me that sometimes, stepping into fear leads to the most rewarding paths.

Every step, every risk, and every leap I've taken has led me to where I stand today—on the path to a future where financial freedom isn't just a dream, but a destination within reach. PRO TIP: Did you know that changing your ceiling fan direction seasonally is a simple way to save money year-round? In the Summer months, make sure it moves counterclockwise to help create a downdraft, which creates that direct, cooling breeze. During the Winter months, it should move clockwise to create an updraft and circulate warm air around the room (there should be a button or small switch on the fan or on the remote).

Wondering if you're financially ready to buy a house? A home is likely the largest purchase you will ever make, so it's important that you feel confident about how much you can afford before you start looking at homes.

The first step in the homebuying journey is to get pre-approved, but in case you're not quite ready to speak with a lender just yet, I've outlined a few guidelines that can act as a starting point for answering the question: "Can I afford to buy a house right now?" →

QUICK TIP: It's important to remember that lenders will qualify you based on your GROSS, pre-taxable income, which is typically not your take-home pay, so you should put together a budget to ensure that you are going to be comfortable with your new mortgage payment — you don't want to end up "house poor." Developing a comprehensive budget that includes all your expenses, savings goals, and income sources will provide a more accurate picture of what you can comfortably afford.

Ya, EVERYONE “knows a realtor.”

But just like everything else, not all agents are built the same… so what should you look for when hiring a real estate agent for buying or selling your property?

✔️ Level of Industry Experience- and we are not talking about a certain number of years, but transactions, diversity of deals, and many other things that could equip them to serve you better. And if you choose to go for a new agent, are they backed by a team and support system?

✔️ Hunger and Drive- are they passionate about what they do? Are they continuing their education? Are they humble in the facts that there is always more to learn no matter the stage? Do they have mentors they continue to learn from?

✔️ Values- do they personally align with your value system? Finding someone who can stand for the same things you stand for will often be able to advocate for you better and also be a better consultant for finding a home that will fit your life.

✔️ Do you actually LIKE them? Although their level of skill feels much more important than this, believe me- you CAN HAVE BOTH. You are going to be spending a lot of time with this person, so if they make you cringe- perhaps you keep looking for that agent that you actually feel like you could hang out with in real life?

✔️ Can they meet you where you’re at? - this is one I don’t really know how to put into words, but I do believe you should find an agent that can communicate in a way that is well received for you. Are they advanced enough if you are a seasoned investor? Are they good at explaining things and taking it slow if you are a first time home buyer? Do they always text if you need phone calls? Are they willing to tour 30 properties for you to find one that’s “just right”? If they are a “big name” in the area- will you have access to them or will you just be talking to their assistant most of the time?

👉🏻 No matter who you choose as your agent, I do recommend that you consider your options before hiring your cousin, because your grandma thinks you should. This is a HUGE investment for you that shouldn’t be taken lightly, and the experience should be smooth…and maybe even a little fun?

When most of us think of “real estate investor” - we probably are thinking of some old rich guy at the top of a high rise penthouse counting gold bars…. But real estate investors are often just “normal” people, it might even be you, and definitely COULD be you!​​​​​​​​​​​​​​​​​​With both my wife and I being self-employed, we have had to think creatively on what our future plans look like for retirement.

So far, our investments in Real Estate have far outnumbered the return of any other investments. We know we are building equity in the homes that we have already and are excited for the future opportunities to cash flow month to month!

Before you purchase a home – whether new or old – you should have a checklist of must-have features. ​​​​​​​​​​​​​​​​​​You probably won’t get all of the features you want, but you can prioritize them into features you can’t live without and those you can compromise on.

When your agent shows you a home, envision you and/or your family living there. Is there enough counter space in the kitchen to accommodate your cooking style?

Try out everything – flush the toilet, turn on the water in sinks and showers and check the electrical outlets. If there are many little problems in the home, there are likely big ones that you’ll need to deal with on a daily basis.

Figure out your non-negotiables and what you could live without. With more inventory on the market, we have more room to hold out for the perfect place!
