The real estate market in Ada County continues to evolve, with some notable changes in July 2024. For single-family homes, we saw a significant increase in activity, with 21.5% more homes sold compared to July 2023. The median sales price has remained steady, slightly rising to $545,000. Homes are staying on the market a bit longer than last year, averaging 36 days, but overall, they’re selling faster than they did earlier this year.

In the resale market, existing homes are selling well, with a 19.2% increase in sales from last July. The median price for these homes has held steady at $540,000, and while they’re taking a little longer to sell compared to last year, they’re moving quicker overall this year.

New construction is also seeing a surge, with nearly 27% more homes sold this July compared to last year. Prices for new homes have stayed consistent, and these properties are selling slightly faster than before.
