Move-in ready vs a fixer upper… which one is better/actually makes more sense?

Most of the buyers I work with naturally lean toward a move-in ready. And I get understand why… no projects, no stress, just walk in and start living.

But here’s what I see happen a lot…
People are willing to pay a premium for convenience and simplicity, especially when life is busy and they don’t want to take on additional work right away. This can in turn make it harder to build equity or turn in to a rental due to higher price-point.

Fixer uppers are getting attention right now (if you can find them) —but for different reasons. Buyers are seeing the opportunity there: more flexibility on price in some cases, and the ability to build equity through updates over time if they’re willing to put in the work.

At the end of the day, it really comes down to your goals and how involved you want to be in the process. A lot of people dont want to be re-doing bathrooms and kitchens while living trying to live in their home, while others will deal with the short term inconvenience for the long term gain.

What’s more important… the monthly payment or the purchase price?

Most buyers focus on the payment—because that’s what they feel every month. If it fits their budget, they move forward.

But what happens next?
They stop questioning the purchase price… and that’s where we see people make costly mistakes.

Just because you’re approved for a certain amount doesn’t mean you should spend it.

The smartest buyers look at both.
Find a home that fits your monthly budget and makes sense as a long-term investment—location, value, and future equity all matter.

Payment determines your lifestyle.
Price determines your long-term outcome.

If your home has been sitting on the market, there’s almost always a reason—and most of the time it comes back to pricing.

“We should’ve done this sooner.”

Why?

Part of it is financial.

Home prices have gone up. The same house they looked at a year or two ago is more expensive now. They spent more time renting instead of building equity.

But honestly… that’s not even the biggest reason.

It’s the lifestyle.

More space.
Less chaos.
A slower, better pace of life.
Actually enjoying where you live.

That’s the part people tell me they wish they hadn’t waited on. Waiting almost always costs you more money and memories.

Instead of moving to Boise, I’d look at these 3 surrounding towns instead👇🏽

📍Meridian — Clean, central, and close to everything. Close to Boise and has plenty of shopping and restaurants.

Pros and Cons:
✅ Great schools + strong resale value
❌ Can feel cookie-cutter + more traffic

📍Kuna — More house for your money. Fast-growing with tons of new construction. Upcoming area!

Pros and Cons:
✅ Best price for newer homes + upside growth
❌ Fewer amenities + commute can add up

📍Middleton — Space and slower living. Small-town feel with more land and freedom. Acreage lots and nice homes being built. Hidden gem for future equity.

Pros and Cons:
✅ Bigger lots + quieter lifestyle
❌ Longer drive + less nearby shopping

Boise gets the hype, but these towns are where smart buyers are purchasing homes.

A home can be priced “fair” and still be a bad deal…. And a home can feel “expensive” and actually be a great deal.

Price is what you pay, the deal is everything around it.

It Involves:
• The terms you negotiate
• The condition of the home
• The concessions you get
• The timing and leverage in the deal
• What problems you avoid (or walk into)

I’ve seen buyers overpay and still win… because they secured better terms, avoided major issues, and locked in the right home.

It’s important when purchasing a home that you work with a team that is going to guide you to the right deal and have your best interests in mind when negotiating for you. That’s where I step in…
