Isn't that crazy that there are some builders that will not let inspectors take off panel covers? We report hundreds of loose wires or incorrect wiring in brand new panels every single year. They say that we are not professionals so we should not be looking in the panel- then tell me why the builder, city inspector, and the electrical professional that install installed it didn't catch it? Tell me why it all came down to a silly home Inspector to catch a could potentially be a major safety hazard? Builders don't have a good argument for it because mistakes can and will happen.

With as much exposure social media has brought to the new construction industry it's incredible to me that some people will still skip their new construction inspection. On average it takes us longer to inspect a new construction inspection than it does a resale house.
Here in Boise, Meridian, Nampa, Eagle, Caldwell, Kuna, and the rest of Idaho's Treasure Valley, we get a lot of mold in crawl spaces when homes are built during the winter. Let's be honest- Even if you know what you're looking at you're not going to spend 3 to 5 hours going through the house you're purchasing the same way a home Inspector would. Hire a professional! (Peek Inspections 😉)

PRE DRYWALL INSPECTIONS! I know there are a few builders that will not let clients do these inspections but they are so important. We need to start making these Inspections more common in the Treasure Valley because they are normal in several other areas of the country. If you're having a house built there are many reasons why a pre-drywall inspection is important but here's a good one for you.

If you have this on your roof don't even inspect it, just have a roofer come out and replace it with a metal one. 90% of these that I inspect have some kind of crack or damage on them.

This will likely end up being a warranty claim after you move into your new house! It can also pose a safety hazard.
When the system is drawing in its own combustion air, there's a higher risk of carbon monoxide entering the house!
Conditions have to be just right for us to see, and even then they need to know what they're looking at 👀

Here in Boise, Idaho we are having the wettest April on record. I know we don't get a ton of rain here but this is a great time for Inspections. Check out this new construction roof that's going to be a big problem if it does not get repaired.
