The best deals are not always the ones everyone can see.
My buyers fell in love with a home after it had already gone pending on Christmas Eve. Once they realized how much they loved it, I knew I had to dig deeper. I reached out, asked the right questions, and found out the seller owned multiple homes on that hill. That conversation opened the door to an off market opportunity my buyers would not have had access to otherwise.

No competition. Closing costs covered. Furniture included.

What made this one even more rewarding was everything it took behind the scenes to get it across the finish line. Because there was no listing to reference, I had to gather the details buyers would normally have up front and present everything clearly so they could move forward with confidence. We also worked through title delays, a commitment that came in right before closing, well and septic inspections, rockfall due diligence, and the challenge of coordinating vendors willing to service a rural property.

Deals like this do not happen by accident. They happen because I stay curious, keep pushing, and do not stop at the first answer. This one took strategy, persistence, and a whole lot of coordination from start to finish.

So happy for my buyers and so proud to have gotten this one officially closed.

Watching your friends step into homeownership for the first time is the kind of full circle moment that makes this job so special. 💕✨

These sweet clients of mine have been doing things the smart way from the beginning, focusing on their careers, saving intentionally, and waiting until the timing felt right to take the next step toward buying a home. I felt so honored when they trusted me to walk through that journey with them.

From resale homes to new construction, we spent days exploring every option, comparing locations, builder incentives, home styles, and what would make the most sense for their daily work routes and long term goals.

What surprised them most was the peace of mind that came with a brand new home and the confidence of knowing all the major systems were new too. In the end, they chose a home where they can create the backyard they have been dreaming of and start this exciting new chapter together.

I was so grateful to help guide them through the builder process, set expectations, and advocate for them every step of the way. That process can feel overwhelming for so many buyers, so it meant a lot to hear how supported they felt throughout it all. Even their parents were kind enough to compliment my attention to detail and the care I put into making this a smooth and meaningful experience.

And because these clients are also dear friends of mine, we had to laugh about the fact that this whole story really feels like an official graduation into the next stage of adulthood.

House keys in hand and a ring on her finger — talk about a closing day to remember. 💍🔑🏡
This sweet couple came to me through a past client after hearing about a deal I had negotiated, and while they were hopeful they might be able to buy this year, they really thought homeownership was still at least a year away.
At first, things felt discouraging. Early mortgage estimates had them worried, and they started wondering if the monthly payment would be too much. I kept reminding them not to lose hope yet, because sometimes the right negotiation, the right lender strategy, and the right home can change everything.
We found them a beautiful new construction home in Kuna with a price point that was hard to beat, and together we navigated all the moving pieces that can come with builder contracts, changing expectations, and a lot of coaching along the way. In the end, we were able to put together a deal that made the monthly payment feel much more comfortable for their budget, with their closing costs covered by the builder so they could protect their savings and move forward with confidence.
Watching it all come together was already so special because they were not just buying a house they could afford, they were buying a home they were genuinely excited about.
Then closing day became even more unforgettable.
As we got closer to getting the keys, Alex shared with me that he had been planning to propose to Allie. They had openly talked about getting engaged someday and buying a home together first, and he wanted to surprise her with a private proposal at the house after closing. With the help of the builder rep, we got to help keep the surprise and make the moment happen.
And she said yes. 🤍
You could already see how deeply these two were building a future together through this home purchase, but now it is officially official. I am so beyond happy for my first time buyers and so proud of the life they are building together one step at a time. Cheers to the future Khale household. 🥂

When a home is also a future business opportunity, the details matter. A vision worth fighting for, & a deal worth doing right.

This Mountain Home Idaho auction listing was special from the start. My sellers are such a wonderful couple stepping into a new season of life. They were ready to move closer to family during their senior years, & their goal was simple: sell with confidence & use the proceeds to support their next chapter out of state with their daughter.

Then the right buyers showed up. They loved the property so much they reached out before the auction because they believed owner financing was their only path. After I guided them through the auction rules & timelines, I connected them with a responsive lender who helped them see a real option to move forward.

This property is unique: a residential home on commercially zoned acreage on one of the busiest roads in Mountain Home. The buyers immediately saw the opportunity for generational living now, & a business venture later.

With unique properties can come unique hoops for financing. Auctions can allow financed buyers, but there is risk if underwriting cannot be completed within the timeline. We hit complications in underwriting, zoning specifics, and details that required extra solutions, but we stayed persistent and found a way to get to closing.

This is where teamwork matters most. I am so grateful to partner with a lender who worked hard to do what was right for the client and pivoted quickly to protect the timeline. My title team at Venture also moved fast on closing day to get everything needed to fund & record.

In the end, the sellers were overjoyed, the buyers are excited, and everyone gets to move forward with peace of mind. Because it is never just a transaction. It is about people.

Plot twist: 2025 was more than real estate. Of course 🫶

At the beginning of the year I was dealing with hormone issues that caused rapid weight gain even while training for my marathon. I still showed up and I still finished. Even if I was not proud of my time, I am proud I did not quit.💪

This year I helped 12 families find home, hosted four in person events, and I looked back and realized we supported 8 nonprofits through my commission giving program plus time and resources donated. My clients choose the nonprofit, and I love how that makes the impact feel personal and shared. 💛

Kolten and I bought our first home, so instead of big travel we chose smaller reset trips and quality time with friends. Wedding planning is in motion and we are building a life we are proud of. 😊

One of the biggest questions I heard from buyers was, should we wait to buy. The truth is nobody has a crystal ball. But we can look at today’s market trends and pair them with your life timeline like leases, family plans, job changes, and monthly comfort level. There is always a professional strategy based on the numbers, the market, and your life.

This is when sellers are often more willing to work with you on price and terms, especially if a home has been sitting. Think seller credits, closing cost help, repairs, even rate buydown options depending on the situation.
These things can add up to thousands of dollars and a better move in picture for you 👏
