🏡 Buyer’s Agent Commission in Idaho: What Sellers Need to Know After the NAR Settlement

If you’re selling a home in Idaho, you may be wondering: Do I still have to pay the buyer’s agent commission?

The short answer is no, it is not an automatic requirement.

Since the NAR settlement changes took effect on August 17, 2024, offers of compensation to buyer brokers can no longer be published through the MLS. However, sellers can still choose to cover all or part of a buyer broker’s fee through direct negotiation and a written purchase contract.

So what does this mean for Idaho sellers in 2026? 👇

🔹 Buyer broker compensation remains fully negotiable
🔹 Sellers can still agree to pay all or part of the buyer broker fee
🔹 Buyers must have a written buyer-broker agreement outlining compensation
🔹 Compensation arrangements need to be clearly documented
🔹 The right strategy can depend on your home, neighborhood, pricing, and the strength of the offers you receive

In today’s Treasure Valley market, deciding whether to offer buyer-broker compensation isn’t simply a question of “who pays.” It’s a pricing and negotiation strategy that should be considered alongside your overall selling goals.

🚨 URGENT COMMUNITY DRIVE: Let’s Support Our Boise Veterans! 🇺🇸

The Boise VA Medical Center Food Pantry is running dangerously low on supplies, and we’re stepping in to help! Because this pantry relies entirely on community donations and volunteer support—not government funding—it needs our local community right now to keep serving veterans in need.

We are collecting non-perishable food items at our home and will drop off the full collection at the Boise VA Food Pantry next week.

📦 Most Needed Items: • Easy Open: Pull-top cans are preferred (especially for unhoused veterans) • Canned Proteins: Chicken, Tuna, Roast Beef, Chili, Spam, Canned Stew, Ravioli • Canned Goods: Chunky soups, canned fruit/applesauce, vegetables, beans, pasta sauce (no glass jars) • Pantry Staples: Cold cereal, instant brown rice, Top Ramen, dry spaghetti, oatmeal, Hamburger Helper • Snacks & Drinks: Protein drinks, granola bars, crackers, chips • Spreads: Peanut butter & jelly (please no glass jars)

⚠️ Note: Please ensure items are unexpired, non-perishable, and not home-canned.

📍 How to Participate: Drop off your donations at our house anytime before next Tuesday 9/8. DM us for our address or drop-off details, or reach out directly if you'd like us to swing by and pick up items from your porch.
