📈 Closed Sales are Surging
We saw a massive 20.4% jump in closed sales compared to last June, with 1,034 single-family homes changing hands. Buyers are out in full force, and year-to-date sales are up 16.7%.

💰 Prices Hold Steady
The median sales price for single-family homes in Ada County settled at $582,000—holding incredibly steady with a minor 0.3% bump from last year.

⏱️ Homes are Moving Fast
The average days on market dropped to just 32 days. If a home is priced right and in good condition, it’s not staying on the market for long.

📉 Inventory Tighter Than Last Year
Overall inventory is down 7.4% year-over-year to 1,969 homes, pushing our months' supply of inventory down to 2.4 months. This keeps the market leaning in favor of sellers, though new construction is offering some great alternative opportunities.
