Price per square foot is a great starting point, but it doesn’t reflect the whole story.⁠
⁠
We mentor a lot of newer agents, and one mistake I see often is pricing a home at a neighborhood’s average price per square foot. It may look fair on paper, but many times a home ends up being overpriced because it doesn’t have the same features that bumped other homes’ numbers up.⁠
⁠
Two homes at the same size can be worth very different amounts.⁠
⁠
Here is what buyers will pay more for:⁠
• An updated kitchen⁠
• An extra bedroom⁠
• A garage you can actually use⁠
• A layout that makes sense⁠
⁠
For resale homes, the price per square foot is just one piece of the puzzle. Sometimes, the best option will be the home with the highest price per square foot.⁠

Fall has always been our favorite season in the Treasure Valley 🍂 Growing up here, it was the time of year when Boise felt the most like itself, and a few traditions are still worth planning around.⁠
