A lot of people are still waiting for one big change.

Lower rates.

Something obvious.

But that’s not really how this market is moving.

Inventory is up.
Price growth has slowed.
Wages are starting to outpace prices.

None of that feels dramatic on its own —
but together, it starts to shift the math.

That’s why some buyers are finding things work now
that didn’t a year ago.

I hear both — just at different points in the timeline.
