The one that wasn't perfect. The one with the ceiling that was lower than you planned and the kitchen that was smaller than you pictured. The one you painted the wrong color and kept anyway.

What I wish I'd told my first client that I now tell every single one.
The house you fall in love with on day one is almost never the house you end up in.

Not because your taste is wrong. Because day one you're buying with your eyes. Three weeks in you're buying with your gut. And your gut knows things your eyes missed completely.

The commute you actually drove. The street that felt different after dark. The neighborhood that had nothing to do with the listing and everything to do with how it felt on a Tuesday.

The buyers who trust that shift always end up somewhere better.
I just wish I'd said that out loud on day one instead of week three.

According to NAR's 2026 forecast — existing home sales are projected to jump 14%, mortgage rates are expected to decline toward 6%, and home prices are forecast to rise by about 4%. All three of those things are projected to happen at the same time.

That's not a headline I'd scroll past if I were thinking about buying or selling.

The buyers who tend to do well in a shifting market aren't the ones who timed it perfectly. They're the ones who had the right information early enough to make a confident decision. That's what this post is for.

Real estate math is buying the vacation home because the rental income covers the mortgage so it basically pays for itself.

And the fixer upper is basically free if you don't count your sanity.

And the bigger house makes sense because price per square foot.

Real estate math is not like regular math. But somehow it always ends up in the same place — a home you love and a decision that made complete sense at the time.

I won't though.
Because this one is the kitchen that made a buyer who said she'd "know it when she saw it" stop mid-sentence and just stand there.

And this one is the light in that bedroom that I keep thinking about even though it already sold.

And this one is the backyard that closed a deal faster than any listing description ever could.
This is what I actually do all day. I walk through spaces and look for the thing that's going to stop someone's scroll. The angle that makes a room feel the way it actually feels in person. The detail that doesn't show up unless someone was paying attention.

The commute that adds an hour to your day or gives it back. The school that shapes the next twelve years. The street where you either know your neighbors or you don't. The Saturday morning that becomes a ritual or just an errand.

None of that shows up in the listing.

I've watched buyers choose the bigger house in the wrong neighborhood and spend years quietly wishing they'd chosen differently. I've watched buyers choose the smaller house on the right street and never look back once.
