When we look at market conditions one category we analyze is inventory. We have downward trending inventory of 21% over the last two months.

Why does this matter? We are already seeing certain loan programs back in the high 5's for rates. Many are predicting they will trend even lower by Q1 (Spring). Demand will always increase in the Spring especially as rates come down and with the low inventory, prices should take a significant jump.

The point is you have a short window to purchase if you want a deal before the prices go back up. Let us know if we can help.

With that being said, think about purchasing that amount with only 3% down? Invest the other 17% in a high earning investment and you will be way ahead. It is not all about mortgage interest rates.

We have been involved in the real estate industry in some sort of capacity for nearly 25 years. We have been blessed to work with investors who have been investing much longer than that. Below is some advice based on that experience.

The holidays are one of the best times of year to purchase. Competition is down and sellers are looking to sell or pull off the market until Spring. An offer sellers would never accept in the Spring is likely to get attention and save you thousands.

What happens in Spring? The market is flooded with buyers and competition goes way up. This year will be especially heavy with competition as predictions show rates dropping possibly into the 5% to 5.5% range. No one has a crystal ball but experience sure helps.

Now for the advice. If you have the cash you are crazy to not purchase now before prices increase in the Spring. If you have to finance you are crazy not to purchase now and save thousands over the Spring prices and refinance when the rates go down. If predictions are wrong and the rates go up you are still ahead.

In the end, real estate is no different from any other investment. Time is the key. Over time, the only bad investment is typically the one you didn't make.

Use an agent that thinks "Outside the Box". We just closed on a vacation property for a buyer where the seller could not come off the asking price. So we thought outside of the box and got our buyers two snowmobiles, two atvs, a Ranger utv, all of the furnishings, a lumber mill, a tractor with all of the implements, a traveling bar set-up, etc. There are always good deals--they just aren't always ordinary!
