As we move into the heart of the summer market, the Treasure Valley continues to tell two slightly different but equally compelling stories.

In Ada County, we're seeing many of the seasonal trends we'd expect: inventory has grown since the beginning of the year, giving buyers more options, while homes are selling more quickly and median sales prices have continued to climb. One of the most interesting trends is in new construction, where available inventory has declined year over year, yet sales have increased—evidence that buyers remain highly interested in newly built homes despite having fewer choices.

Meanwhile, Canyon County continues to demonstrate the stability that has characterized the market over the past year. Inventory remains below last year's levels, sales activity has increased modestly, and both pricing and days on market have remained relatively unchanged.

The common thread across both counties? Buyer demand remains healthy, and the Treasure Valley market continues to show resilience as we head into the summer season.

One of the many reasons people love living in Boise? Summer nights like these.

The Neighborhood Concert Series returns this season, bringing free live music, local food vendors, and community gatherings to parks throughout the city. It's the kind of event that reminds us why so many people choose to call the Treasure Valley home.

From river days and farmers markets to outdoor concerts under the Idaho sky, Boise offers a lifestyle that's hard to beat.

Save these dates, invite your friends, and enjoy everything summer in Boise has to offer!

The Treasure Valley market continues to evolve in interesting ways this spring.

What stands out most about April’s numbers is that while inventory has grown slightly month-over-month, we actually have fewer homes available than we did this time last year... yet more properties sold.

That tells us something important:
Buyers are still very active.

We’re not seeing the flood of inventory many expected heading into the spring market, which means well-priced homes are continuing to attract attention across a variety of price points. At the same time, buyers are benefiting from a more balanced pace than the intense competition we experienced a few years ago.

Ada County held a median price of $545,000 in April, while Canyon County came in at $429,945, showing continued resilience in home values despite shifting market conditions.

The market may look different than it did during the frenzy, but people are still moving, buying, investing, and making lifestyle changes throughout the Treasure Valley. That steady demand continues to shape our market in meaningful ways.
