May 2026 Ada & Canyon County Market statistics are out -

The Ada County real estate market is experiencing high demand and moving quickly, making strategic timing and expert navigation essential for buyers and sellers alike.

Total closed single-family home sales in Ada jumped 18.5% year-over-year. Overall housing inventory fell 13.6%, leaving the market with just a 2.3-month supply of homes. A balanced market typically has a 4-to-6-month supply. Right now, inventory is firmly in seller's market territory, meaning buyers need to be intentional and have a solid plan in place to secure the right home. Fast-moving markets demand proactive strategy and master negotiation.
