A balanced rental market changes the math on renewals.
When a property's lease end is creeping up, the difference between starting the renewal conversation 30 days out vs. 90–120 days out is bigger than it looks:
✅ Early: you have options. You can evaluate the renter, the condition, and the market — then make a calm decision.
⚠️ Late: options shrink. Pricing feels rushed, the renter may already be looking elsewhere, and turnover becomes more likely than it needed to be.
