📊 January 2026 Market Snapshot – Ada & Canyon County

The Treasure Valley real estate market is continuing to shift as we move into 2026.

🏡 Ada County• Median Price: $535,990 (-0.6% YoY)• Homes Sold: 531 (+6.8% YoY)• Days on Market: 55 (+3.8% YoY)• Inventory: 1,567 homes (+23.3% YoY)

🏡 Canyon County• Median Price: $420,000 (-1.2% YoY)• Homes Sold: 271 (+1.1% YoY)• Days on Market: 66 (+6.5% YoY)• Inventory: 958 homes (+5.2% YoY)

👉 Inventory is rising and homes are taking slightly longer to sell, giving buyers more options while prices remain relatively stable.

If you’re thinking about buying or selling this year, strategy matters more than ever. Let’s talk about what these numbers mean for you.

✅ A lot of sellers plan to wait until spring because it feels like the safer option.

What often gets overlooked is that waiting is still a decision — one that comes with tradeoffs. More listings 🏡 usually mean more competition, more comparisons, and less control over how buyers form first impressions.

Spring can be a great time to sell. But it doesn’t guarantee better results on its own. Preparation, pricing, and positioning tend to matter more than the calendar.

The better question isn’t “When should I list?”

It’s “What conditions will help my home stand out?”

If selling is on your radar this year, that’s a question worth thinking through early.

When people think about what makes a home valuable, they picture upgrades and finishes — but those are just the surface.

Here are a few invisible factors that quietly shape value:

Emotional flow.

Homes that “feel good” when you walk through — natural light, intuitive layout, sense of calm — photograph better and sell faster.

Micro-location.

It’s not just the neighborhood; it’s the exact block. A quiet corner street can add tens of thousands in perceived value compared to one near a busy road.

Future infrastructure.

New transit lines, parks, or commercial zoning nearby can redefine value overnight — even before they’re built.

Community identity.

Neighborhoods with a strong sense of story — local markets, schools, walkable energy — build emotional equity faster than surrounding areas.

Timing and psychology.

When supply dips or sentiment shifts, even the same home can see huge differences in buyer perception.

A home’s value goes deeper than the upgrades you can see.

It’s shaped by emotion, location, and timing — all the things that don’t show up on a spreadsheet but make a real difference in how a home feels, and what it’s worth.

If you’re planning a move, look beyond the obvious. The right home isn’t just measured in square footage — it’s measured in how it fits your life. ️

✨ Curious how the Boise-area market is doing?
Here’s your October snapshot:

🏡 Ada County: Prices are holding steady at $549,900, with more homes on the market and a bit more time before they sell.

🌄 Canyon County: Prices are up 2.4%, with homes moving a little faster even as inventory rises.

Mortgage rates just dropped to their lowest point in nearly three years — around 6.13% for a 30-year loan.

That might not sound dramatic, but it can make a real difference in what buyers can afford. Lower rates mean lower monthly payments and more flexibility when shopping for a home.

Experts say this dip may not last long — rates often rise again after a drop. So if you’ve been waiting for a better time to buy, this could be your window.

The key isn’t timing the market perfectly — it’s taking advantage of opportunities when they show up.

If you want to see what today’s rate could mean for your buying power, let’s run the numbers together.

🏡 Is fall the right time to list your home? 🍂

A lot of sellers hold out for spring, thinking that’s the only “real” selling season. But fall has some major advantages you don’t want to overlook:

Fewer homes on the market = less competition.

Buyers right now are typically serious and motivated.

Homes feel warm and inviting with cozy fall staging and natural curb appeal.

So before you wait until 2026, it might be worth asking: could this season be your best opportunity?

DM me if you’d like to see what your home could sell for in today’s market.
