I have been involved in real estate since 1987, starting as a part-time real estate investor. Wanting to help others in their quest for the perfect home or a great investment, I became a licensed real estate agent in 2004. In 2005, at the request of several clients, we opened our management company, Custom Property Management up to the public. In addition to representing buyers and sellers of real estate, Curtis also teaches classes on short sales, real estate investing and property management.

Personally, I think there is a problem when an individual with excellent credit and a 20% down payment plus closing costs pays a higher interest rate than someone with good credit and 0 to 3.5% down and little to no closing costs.

When a state allows tenants to remain in a property indefinitely without paying rent (in this case due to COVID), landlord property owners are the ones who end up footing the bill. This story is from Indiana but this is going on in Oregon as well.

Officials in Indianapolis say a utility company's threat to shut off water service at four apartment complexes over the landlord's unpaid $1.7 million bill could cause a "mass-homelessness problem."

I have been investing for 30+ years and have done very well (all Glory to God!!). Patient, sticking to the fundamentals, not too leveraged, reinvesting profits….

I continually read about the 24-year-old who went from 0 to 100 doors in 3 years. That only works in an aggressive up market period. When it turns (and it will, not soon, but eventually), those articles, tweets, posts will also disappear.

I saw this graphic a few weeks ago. The numbers shown here a nation wide. The key is: we will continue to have historically low inventory for quite some time. We came out of the “Great Recession” over 1 Million housing units behind demand. Covid supply chain disruption has made the problem even worse. My takeaways-
(1) if you can, buy sooner rather than later. Continued appreciation + inflation + increasing interest rates are not your friend.
(2) don’t sell unless you have a replacement home (or at least a solid, real world plan) in the works. “I am selling now and will buy in a year or two at the dip is not a solid plan.”
(3) Stop thinking forever home and instead think starter or step-up home. Owning something is better than not owning anything right now.
