As graduation from University of Idaho grew closer, a chance class in real estate sparked what has become a lifelong passion for Angie. Angie became a broker and ran her own real estate company in Northern Idaho for 24 years prior to relocating to Boise and joining the Group One Sotheby’s team. She is an Idaho native and particularly enjoys working with folks new to the area. Early on she realized

not every transaction was by the book, so she learned to adjust to each buying/selling situation. Over her 28 years in business, she has guided first time home buyers and seasoned investors through the process, worked on 1031 exchanges, new construction, condo sales, land purchases and retirement homes, always setting expectations and helping people realize their goals. The Treasure Valley market continues to evolve in interesting ways this spring.

What stands out most about April’s numbers is that while inventory has grown slightly month-over-month, we actually have fewer homes available than we did this time last year... yet more properties sold.

That tells us something important:
Buyers are still very active.

We’re not seeing the flood of inventory many expected heading into the spring market, which means well-priced homes are continuing to attract attention across a variety of price points. At the same time, buyers are benefiting from a more balanced pace than the intense competition we experienced a few years ago.

Ada County held a median price of $545,000 in April, while Canyon County came in at $429,945, showing continued resilience in home values despite shifting market conditions.

The market may look different than it did during the frenzy, but people are still moving, buying, investing, and making lifestyle changes throughout the Treasure Valley. That steady demand continues to shape our market in meaningful ways.

The Ada County housing market is finding its balance. There are more homes available than we’ve seen in years, with 1,537 available listings in the month of March, giving buyers more options and a little more breathing room. At the same time, sales activity is up, showing that well-priced homes are still moving.
Home prices have softened slightly compared to last year, with a median price of $540,945, but they remain significantly higher than they were just a few years ago, reflecting long-term growth in our area. Homes are also taking a bit longer to sell, averaging about 55 days on the market, which is a shift from the fast-paced market many remember.
Overall, this is a more stable and approachable market, where buyers have more choice and sellers still have strong long-term value on their side.
