Another busy month in the books! I had the privilege of helping 11 families make a move this past month, including my own! Selling my house made this month feel especially personal, and I truly couldn’t love the sweet buyers who purchased it more. Knowing the home is going to such wonderful people made saying goodbye a whole lot easier (although, there were still lots of tears)

Real estate definitely comes with some hard days, and occasionally some hard weeks, but the great ones always outweigh them. I’m so thankful I get to do this for a living & help so many of my clients, friends & favorite people through such a big chapter in their lives!

And a HUGE shoutout to Caseboise Moving for packing up my entire house & loading my pods. As always, they absolutely crushed it. Truly the very best in the biz!!!!

Officially back under contract on my own home. :) I'm super excited about the buyers as they have 3 kiddos to pass the critter hunting baton to. I've loved this yard since the moment I set eyes on it, and I'm so happy for the buyers to raise their kiddos here!

Assumable Loans. I 👏 Friggin 👏 Love 🫶 Them.

In simple terms, an assumable loan allows a buyer to take over the seller’s existing mortgage, including the interest rate, loan balance, and remaining terms. In a higher-rate market, that can be a huge opportunity. Once the assumption closes, the seller no longer has any ownership or ties to the property. The deed fully transfers to the buyer, and the buyer takes over the loan under the existing terms but in their name, so there’s no funny business involved.

Over the last couple of years, I’ve helped several clients purchase homes using assumable loans. Some were able to afford significantly more house than they originally expected, and one was able to get started with her rental portfolio by purchasing a cash-flowing property right out of the gate.

They’re not always simple, and they don’t work for every buyer or seller, but when the pieces line up, they can be incredible.
