Real Estate Market Update: Ada County Insights โจ
๐ August brought a relatively steady market to Ada County, with the median sales price changing by only $6,000 from July. The median price reached $595,000, up 6.9% from August 2025 but down 1.2% from July.
๐ก Home sales also showed signs of leveling out. 955 homes sold in August, just 9 more than July, following the steady increase seen earlier this year. New-home sales increased by 15 from July, while sales of homes 6โ20 years old declined by 19.
๐ Pending sales slowed in August, with 1,269 homes pending, down 8.2% from July but still up 11.2% year over year. Nearly half of those pending homes were expected to close in September.
๐๏ธ Inventory continued to provide buyers with more options. 1,979 homes were on the market at the end of August, with the increase largely coming from additional listings in Kuna and Meridian. New-home inventory increased 8.7% from July.
โณ Homes spent an average of 37 days on the market, up from July but still 9.8% lower than August 2025. Boise homes moved faster at an average of 22 days, compared with 40 days in Eagle, 41 in Kuna, and 47 in Star.
๐ What does this mean? Ada County remained relatively consistent in August, while increased new-home inventory gave buyers more choices. With a current 2.4 months of inventory, local pricing, location, and property type continue to make a difference.
