Just went live on our MLS for this very nice home in Nampa!

Great location with no backyard rear neighbors! Beautiful big backyard with room for a garden area. Added concrete to the rear patio and side concrete also added for additional parking with an RV gate. Nice 4 bedroom home with a Great Room and also a Living room on the main level. The great room is open to the kitchen area. Both furnace and the AC were serviced this year. New exterior and interior paint done this year. Home is close to shopping, Costco, and most everything needed.

MEDIAN SALES PRICE —

The single-family Median Sales Price took a break from its $30,000 month-over-month spike last month but still bumped up $1,500 since March.

Resale homes recovered slightly from month-over-month hikes in April, easing by nearly $2,000 compared to March 2024.

HOMES SOLD —

We’re up by about 100 home sales in Ada County compared to the previous year, a strong start to the Spring season.

New builds had the highest sales counts in April since March 2023 (324 sales).

PENDING SALES —

Ada County hasn’t seen this frequency of pending sales since June 2022.
April’s resale pending sales outshined all months since May 2022, up by 120 new contracts since March 2024.

INVENTORY —

April 2024 marked the strongest year-over-year jump (+19.9%) since March 2023 (+89.3%).

With a spike in pending contracts, home sales, and market speeds, increased inventory is a welcome friend.

DAYS ON MARKET —

Single-family market speeds accelerated to Summer 2023 speeds this month.

Resale’s Days on Market shrank beyond what we’ve seen since June 2022 (14 days).

New builds sold 8 days faster in April compared to March

April 2024 Residential Home Sales

April data is in! The median sold price for Ada county is holding steady at just under $560,000 and up just over 8% in 2024. The Canyon county median price ended April at $429,995 which is up 4% compared to April of 2023 and up 4.24% so far in 2024.

Inventory is up 8.3% in Ada county with 1373 active listings this month compared to 1264 last month and up 15% in Canyon county with 953 active listings compared to 818 last month. Sales were also up from last month 15% in Ada county and 12% in Canyon county so our market is holding pretty steady despite the high interest rates.

Here’s the Monthly Real Estate Market Updates for ADA County

MEDIAN SALES PRICE —

The last time we experienced more than a $30,000 leap in month-over-month Median Sales Price was from March to April 2023 at $32,500. February to March 2024 jumped by $33,000.

Resale’s $56,800 hike marks the greatest month-over-month jump in Ada County’s history.

HOMES SOLD —

Sales in March 2024 bumped up by more than 100 closed contracts compared to the previous month.

This month’s sales were comparable to April and October 2023.

PENDING SALES —

Pending sales spiked to the highest frequency we’ve seen since August 2022.

Resale market heat for March 2024 nearly climbed to summertime (478 signed contracts in July 2023) temperatures.

INVENTORY —

Options rebounded to pre-winter counts, surpassing the selection that was available in March 2023.

While inventory dwindled compared to February 2024, consumer consumption of new builds eased slightly.

DAYS ON MARKET —

Existing homes went under contract 8 days quicker than the month prior while new construction speeds eased by 14 days.
There were 16 new builds that remained on the market for longer than 200 days in March 2024.
