Home Sales Prices and Lending is now in a rapid contraction cycle. Markets move based on fear and greed. Greed ruled for the last few years in Boise, ID. Fear is now in the driver's seat. Loan rates have doubled.

Fear moves faster than greed and often cuts deeper. If you are a buyer, rates are higher than you have become used to but home prices will come down to accommodate the new higher rates.

Some Realtors will say that prices are sticky on the way down. Some will say that Boise is insulated from what is happening due to in-migration. Boise is NOT immune to a down cycle. In fact, due to the rapid price rise (fastest in the USA) over the last couple of years, we are even more sensitive to a decline. We live in interesting times.

My crystal ball says that a 10% correction has already occurred even though the data doesn't show it. (It trails because appraisers use data for home sales up to 6 months old, although buyers do not, they look at their available options and how much they can qualify to buy, which paints a far different story.) 20% correction is coming. If you are a seller and truly want to sell your home ask your Realtor for the comparable sales for sales that closed last WEEK, not last MONTH, or you, too will be stuck in the race to the bottom. In a ONE WEEK, period interest rates are a full point HIGHER.
Reduce your expectations, as buyers have already decided to offer you less.

June 2022 - Boise Idaho - Sellers in the Treasure Valley are about to have an extreme reality check. This is VERY bad news for renters in the short term as the drying up of the buyer pool means there will be even MORE renters to compete with. Rental prices could quickly escalate by 10-15% in the short term.

A buyer's inability to qualify for the new higher payment needed to buy a home will cause the buyer pool to dry up until sellers reduce pricing.

Sellers will be faced with reducing their prices as homes begin to linger on the market or will have to become landlords to generate cash flow.

This is the harsh reality of housing in the near to mid-term in the Treasure Valley. Lower offers and even higher rents are on the immediate horizon.

It is going to be a bumpy ride. ;(
