We had the pleasure of assisting a client (referred to us by a local residential agent) in the purchase their first commercial property for their business. This purchase included some work assisting with planning and zoning hearings for conditional use permit, guiding the client through the SBA loan process, and helping with contractor quotes for her planned remodel. We had the pleasure to work with some great agents on all sides, great title company (Empire Title-Melissa Bates), and Bank of America helped the client with financing. e helped the owners purchase this property in 2017. Since then, they have poured time, energy and sweat into turning the property around. They renovated every unit, replaced the roof, replaced the parking lot, and made many other updates. This property also allowed them to cash out refinance a few years ago and buy two other 16 unit properties that they fixed and flipped into another 24 unit property. Now they are finishing the cycle and have sold this property and completed a 1031 exchange into a property out of state. It has been my great pleasure to walk alongside these investors as they have worked diligently to grow their investment portfolio over the past 7+ years.
