Pretty neutral character for the market in 2025, year over year in Ada County(Boise/Meridian/Eagle). The only substantial change was the increase of inventory, increasing 25% over the previous December. In general there really wasn't much change over the course of the year; interest rates stayed close to the same for most of the year, Buyers felt slight benefits of Sellers being more accommodating with pricing and terms. While the market has been a little more Buyer-friendly, it still leans just slightly in favor of being a Seller's market. There are many Buyers in the fringe, both cash and borrowers, just waiting for the right house to come along.

While numbers of homes sold in Ada County declined from December of '24 to January of '25, median sales price increased by nearly 2%. Inventory is almost identical month over month, and Days On Market has increased less than 1%. Overall, we are experiencing a relatively "neutral" market that seems to be the result of there still being a very active demand for the Boise-area location, combined with the seemingly eternal wait for interest rates to be reduced. One popular industry belief is that the increase of home values are expected to outpace the savings of an unlikely lower interest rate in the remainder of 2025.
