As we round out of the middle of first quarter, I was pretty curious to see what these market stats were going to show! ✍ We had a super mild winter but slowing down is typical for the month of February. Since the end of 2024, I see an increase in the number of days on market (about 10 additional days) and a decrease in absorption rate (20% decrease). What does this mean to you?? As a buyer, I would rely heavily on your professional to give you opinions of value and help to negotiate the best deal possible. If the seller has listed too high, the property is going to sit and they may even come back to your offer. (I have gotten some great homes with back-up offers!) As a seller, price💰 your home correctly if you need to sell in under 60 days! If you have the luxury of waiting...spring is just around the corner!🌷🏠

I have had the pleasure of working with the Carey family on some of their projects over the past 15 years or so and I am always just so happy to see them and hear of what they are doing in Valley County. This month, I had to do some more analyzing to see how in the heck my numbers show absorption over 100%...well, in looking at the 772 homes sold in Ada County from November 4th to December 4th, 22 of those homes never even hit the market! They were sold off market and never went on the public market. REALTORS® have a huge network of buyers and sellers looking for the perfect homes. So, while the market is slower due to the winter season here in Idaho, the numbers don't lie. Partner with a pro who lives this market day in and day out. I expect for this to continue as we live in such a beautiful place and the population is not slowing.
