How much does it cost to buy a home? It's more than just the price of the home!
What kind of inspections should I do when I'm buying a home?
1. General Home inspection - cost depends on size of home, typically around $400. This is a general overview of the 6 main systems of the home: heating, cooling, roof, crawlspace, plumbing, and electric. It should also identify cosmetic issues, and issues with blown window seals.
2. Radon test - $125 The U.S. Environmental Protection Agency (US EPA) and the Surgeon Generalās Office have estimated that as many as 20,000 lung cancer deaths are caused each year by radon. https://www.radon.com/radon_facts/
3. Mold inspection - free, by professional mold inspection company, visual only
4. Mold air quality test - $300, tests for mold spores not visible during the inspection. Only way to determine quantities and types of mold in a home.
5. Well test - $300 for potability, flow, and contaminants
6. Septic - $400 for inspection and pump
7. Asbestos test - $50 - many older homes still have asbestos in the ceiling texture. Asbestos is not harmful until airborn, so if you don't disturb it, shouldn't be a problem. Removing it can only be done by an asbestos abatement company, and there are strict EPA guidelines to doing so. 8. Additional system-specific inspections, depending on outcome of the general home inspection could include: roof inspection ($150), electrical inspection ($250), plumbing inspection ($150), HVAC inspection ($200)
Average cost to determine you have done everything possible to ensure you are purchasing a healthy home: $800-$2500.
