CANYON COUNTY MARKET UPDATE | JULY 2026

Here’s a quick look at what’s happening in the Canyon County existing home market:

Inventory remains fairly tight at 2.1 months, with 2,820 homes sold over the last 12 months. Homes sold for an average of 97.1% of their original asking price and spent about 38 days on the market.

Home prices are still holding strong. The average sold price reached $443,778, up slightly from $440,048 in 2025. For some perspective, the average was just $183,392 in 2017.

One thing I’m watching: inventory has been building again. Active listings climbed from a winter low of 307 in December to 503 in July. That means buyers have more homes to choose from than they did earlier this year.

The takeaway? Prices are holding steady, inventory has improved, and homes are taking a little time to sell. Buyers have choices, while sellers can still get strong results when their home is priced and marketed well.

What’s happening with our local housing market? Here’s the quick snapshot for existing homes in Ada County:

We’re sitting at about 2 months of inventory, homes are selling for an average of 97.5% of their original asking price, and the average time on market is 38 days. Over the past 12 months, 6,732 existing homes sold.

And home values? The average sold price is now $631,945, compared with $277,807 in 2017. While the market has changed a lot over the years, Ada County home prices continue to show just how much our area has grown.
