I’d tell him to get strategic. 🏡

Before you compare asking prices, verify access, zoning, boundaries, water, septic, utilities and site work. A smart first step is calling the county or city office to ask what governs that specific parcel.
In both the Treasure Valley and Idaho's mountain markets, the biggest surprises usually come from access, infrastructure and the ground itself.

McCall, Donnelly and Tamarack Resort each offer a different starting point. Think about what you want nearby on a regular weekend, then picture using the place in every season. As a Boise native, I suggest visiting each area when you’d normally arrive and checking each property’s access and community rules.

The sofa, hot tub, skis and snowblower may look like part of the deal. Don't assume they are.

In furnished second-home sales, attached items, movable pieces and negotiated extras need to be named early in writing. Start a room-by-room inclusion and exclusion list, confirm condition, and flag anything that may need a separate bill of sale or lender review.
