The skies over Boise are about to get a little more colorful!

The Spirit of Boise Balloon Classic begins tomorrow, bringing hot air balloons, early-morning launches and one of the Treasure Valley’s most beloved traditions back to Ann Morrison Park.

July could have easily been a month when the Treasure Valley housing market took a breather. We were in the full swing of summer—a traditionally quieter time for real estate—and buyers were still navigating higher interest rates. Yet instead of slowing down, the market kept moving.

Both Ada and Canyon County had fewer homes available than they did a year ago, but more homes sold. Median prices also increased, and homes were moving at least as quickly as they were last summer.

That's an interesting combination. It tells us that while buyers may be more thoughtful and selective than they were during the frenzy of a few years ago, they haven't disappeared. When the right home comes on the market at the right price, they're making a move.

New construction adds another layer to the story. Canyon County is seeing more new construction inventory and sales, while Ada County has fewer newly built homes available.

Different price points, different inventory and different opportunities—but across the Treasure Valley, July showed a market that continues to demonstrate steady demand and resilience.

While many parts of the economy continue to experience uncertainty, the Treasure Valley real estate market remains remarkably steady.

Consumer confidence may be a bit shaky overall, but confidence in our local housing market continues to hold strong. June reflected the kind of consistency that buyers and sellers appreciate. Median home prices increased over May, inventory declined by 7%, and 38% of all active listings went under contract during the month—the exact same absorption rate we saw in June 2025.

National headlines may focus on slowing markets and shifting conditions, but here in the Treasure Valley, the story is different. Our market continues to demonstrate stability, healthy buyer demand, and predictable seasonal patterns. For buyers, that means greater confidence in making a move. For sellers, it reinforces that well-priced homes continue to attract strong interest.

While real estate remains local, June's numbers remind us that the Treasure Valley continues to be one of the more resilient and balanced housing markets in the country and a great place to live.

As we move into the heart of the summer market, the Treasure Valley continues to tell two slightly different but equally compelling stories.

In Ada County, we're seeing many of the seasonal trends we'd expect: inventory has grown since the beginning of the year, giving buyers more options, while homes are selling more quickly and median sales prices have continued to climb. One of the most interesting trends is in new construction, where available inventory has declined year over year, yet sales have increased—evidence that buyers remain highly interested in newly built homes despite having fewer choices.

Meanwhile, Canyon County continues to demonstrate the stability that has characterized the market over the past year. Inventory remains below last year's levels, sales activity has increased modestly, and both pricing and days on market have remained relatively unchanged.

The common thread across both counties? Buyer demand remains healthy, and the Treasure Valley market continues to show resilience as we head into the summer season.
