Who else grew up watching Veggie Tales? "God is bigger than the boogeyman", remember that one?

Turns out, that lesson still holds up.

Right now there's a lot to be worried about. Mortgage rates broke 7% last week. The Fed just raised rates to fight inflation. Gas in Boise is pushing $4.87 a gallon, diesel's over $6. The conflict in Iran keeps dragging on, and it's part of what's driving oil prices up. A lot of us expected 2026 to bring some relief. It hasn't. Not yet.

Honestly, it would be easy to let all of that sour your mood about the state of things. I'm fighting that myself, and the reason is my faith.

God is bigger than the U.S. economy. Bigger than world conflicts. Scripture says He's the one who appoints rulers and leaders in the first place.

So I can hold two things at once. I can believe God is sovereign over all of this, and I can still be honest that this season is hard. That's not a contradiction. That's just real faith. Not toxic positivity, not pretending everything's fine.

I returned to bench press just days after having 4 stitches pulled out of my hand.

Even with the stitches out, I could feel the deep tissue still healing. The pressure of the barbell hurt. A lot.

But here's the thing: two days later, my hand felt better than it had since the cut happened. I could actually feel it healing.

The pain of pushing through that lift is what stimulated the healing. Not despite the pain. Because of it.

I can't stop thinking about that, because we're in a hard season right now. Just feeling beat down, honestly.

Romans 5 says something that's been sitting with me: suffering produces endurance. Endurance produces character. Character produces hope. Paul isn't saying suffering is good. He's saying that in Christ, God doesn't waste it.

Sometimes we want the suffering to end so the healing can begin. But sometimes God is doing something in us right in the middle of it.

If you're in a hard season too, the pain isn't necessarily proof that God has abandoned you or that something has gone wrong with His plan. It may hurt. It may be something you desperately want to end. But if you belong to Christ, you can know it isn't wasted.

Mortgage rates broke 7% today. Here's how to actually pay 3.875% in Boise.

CBH Homes is offering a 2-1 rate buydown — your rate starts low, steps up over two years, and lands at 5.875% after that. A washer, dryer, and fridge are included too.

Or you take the other path: up to $30,000 in credit instead. The exact number moves with the price of the home.

Here's why this matters: which option actually wins depends entirely on your budget. There isn't a one-size answer.

Meanwhile in Middleton, Hayden Homes is doing something different — a flat $25,000 on quick move-in homes at Willow Woods Estate, where homes start at $430,000. That credit can go toward buying down the rate if you want.

So: CBH's buydown, CBH's credit, or Hayden's flat $25K? Three different structures, three different outcomes, depending on your numbers.

Promos like these have a deadline, though, so don't sit on it too long.

Sunday Sermon Recap: Exodus 21-23. We're in a part of scripture that's hard to read, not because it's wrong, but because we're reading it 3,500 years removed from an agricultural theocracy. For reference, that's around the same era true glassmaking was just getting started. That's how far back this is.

These chapters cover civil and social law: personal rights, property rights, social ethics. Three words trip people up: slave, master, buy and sell. We read those through the lens of American chattel slavery. But that's actually forbidden in the text itself (21:16), kidnapping someone into slavery was a capital offense in Israel.

What's actually described is closer to a contract. People entered willingly to pay off debt or work through hardship, capped at six years. "Master" functioned more like an employer, and "buy or sell" looked more like enlisting for a set term of service, not ownership of a person.

These laws didn't create something new, slavery in some form was already assumed everywhere in the ancient world. What these laws did was regulate it and, in doing that, set Israel apart. They protected human dignity in a world that mostly didn't.

The real question underneath it all: are you treating people with the same justice and compassion God shows you? Honestly? None of us have done that perfectly. That's exactly why Jesus came, Matthew 5:17 says He didn't come to abolish the law, He came to fulfill it.

It is Week 1 of college football season and I just toured a home for sale in Star, Idaho that was designed, whether intentionally or not, for exactly this time of year.

Let me walk you through it the way the game deserves.

The open concept living room has a cozy gas fireplace. This is your game day room. Every tense fourth quarter, every overtime, every moment where you are not sure whether to yell at the TV or go for a walk. This is where that happens.

The kitchen has granite countertops and an open layout generous enough for a full game day crowd. Unlike some offensive lines I could name, this floor plan will not let the people in it down.

Custom interior shutters are installed throughout the home. I do not know what interior shutters cost and I did not ask. What I know is that they look expensive and that is the entire function of interior shutters. They do their job.

There is a large bonus room upstairs with flexible use as a media room, playroom, or second living area. Ty Benefield left Boise State for LSU this season. Sometimes you outgrow where you started and you need more space to become what you are supposed to be. This bonus room is for the family ready to make that kind of move.

Walking path directly adjacent to the property connects to a neighborhood park and pond. The neighborhood did not have to be this good. It was anyway.

Yesterday I told you luxury listings in Ada County are sitting over 4 months right now. My mentor’s $1.7 million listing? Under contract in 11 days.

So why the difference? Two things: pricing and positioning.

Pricing means telling you the truth about your number, even when it’s uncomfortable. That honesty is often the difference between getting offers or getting none.

Positioning is the other half, and it’s where most sellers stop too early. My mentor spent over $2,000 on photos, video, and drone footage so every piece of that home told a story, not just square footage. She had a specific buyer in mind and spoke directly to them. Then came the work: social media, paid ads, three open houses the first weekend with the full luxury experience — charcuterie, shrimp cocktail, Pellegrino on ice, booklets, flyers, all of it.

Listing it and letting it sync to Zillow, Realtor.com, and Homes.com isn’t a strategy. That’s the floor.

Positioning gets people in the door. Pricing gets them to stay. That’s what actually sells a home fast in this market.

There isn’t one Boise housing market right now. There’s at least two.

Under $500K, inventory is under a month and a half — sellers still have leverage, multiple offers are common, and it’s tight. At $800K, supply jumps to almost 3 months. At $1.5 million, it’s over 4 months — that’s a buyer’s market with real negotiating room.

A first-time buyer in Kuna and a luxury buyer in Eagle aren’t playing the same game right now, not even close. And it gets even more local than price point — North End isn’t West Boise, Eagle isn’t Meridian, Star isn’t Kuna. Every one of these Treasure Valley micro-markets moves differently.

Knowing “the market” broadly isn’t enough anymore. You need to know your zip code, your budget, your specific situation — and that’s exactly what I help buyers and sellers figure out every day.

Boise home prices grew 34.6% in one year. Know what they grew last year? 0.8%.

So why does everyone still think we’re exploding?

Back in 2021, that 34.6% was real. But 2023 hit and prices actually dropped, -3.2%. Ever since, we’ve been crawling along under 3% a year, every year. This July? Just 0.8%. The median price barely moved — about $3,000 from June to July.

The reputation stuck around. The reality didn’t.

For buyers looking under $500K in Boise and Kuna, it’s still competitive — multiple offers happen. But the right plan can win that. And if you’re selling because you think prices are still climbing like 2021, they’re not.

This market isn’t exploding. It’s not crashing either, no matter what some people want to see. It’s just… steady.

Out of all ten commandments, this one is different. You can’t see it. It happens entirely inside you.

Three points from today that I’m still sitting with: freedom from wanting the wrong things — we’re just not satisfied with what God already gave us. Freedom to want the right things — gratitude kills covetousness. And freedom to live with or without, the way Paul described it. Learned, not born knowing it.

Here’s what’s underneath it all, though: discontent is the echo of unbelief.

My family is in a season of need right now. We feel called to follow certain paths, and we need God to provide in a way I can’t provide myself. He’s been faithful before. But I’d be lying if I said I wasn’t weighed down by the unknown.

Do I trust God to provide? Honestly? I don’t know. I want to.

Only 2% of homes actually sell from an open house in Boise. So why do we even host them?

Here’s the truth most agents won’t tell you: it’s not really about that one house. It’s about the conversations. I only get paid when I close a deal, so an open house is one of my only chances to just talk to people — ask good questions, find out what they actually want, and build a real relationship.

Here’s the part that might ruffle some feathers: I always bring a list of comparable homes in the same zip code. So when someone walks through and says “love this, but we need a bigger backyard” or “we need room for the boat,” I’m not stuck — I’ve got options ready to show them the same day.

That’s the job. Meet people, ask good questions, be ready when they need something, and serve them well.
