A lot of people think realtors spend their days looking at pretty houses. The reality is we spend a lot of time doing some less than glamorous work. Twice in the past week I’ve scouted properties for out-of-town buyers to determine if it’s worth their time to drive down and look at a house. Sometimes that means packing the Muck boots to wade through…well, muck. Today it meant walking down some pretty sketchy stairs in wedge sandals to take pictures of a damp spooky basement. I like to think of it as my little daily adventure 😁

Some agents use “as is” in their listings and it scares buyers away. It doesn’t necessarily mean they’re hiding something. They may simply not have the time, money or desire to fix every small detail found in the inspection. The buyer still has the right to back out of the contract if the inspection reveals major issues, and the terms can even be renegotiated. Last week my clients closed on an “as is” property where the inspection revealed an aged and damaged roof but we negotiated an amendment to cover the cost of roof replacement.
