K + D… what a season. Not only did they buy their first home, they also got married during the transaction — which 100% deserves a gold star in adulthood.

I wanted to find a way to honor such a big chapter for them, so I reached out to someone who captures moments in a way photos can’t.

Huge shoutout to Annie Pool — an insanely talented local artist who brought K + D’s home to life with a custom painting that feels just as warm and meaningful as the season they’re stepping into. If you’ve got a milestone worth commemorating, she’s your girl.
Swipe to see what she created. 🎨💚

K + D — congratulations on your marriage, your first home, and everything ahead. Thank you for trusting me with your first purchase.

Cheers to the Vaughns. 🥂🏡✨

Spring market is in full swing! 🌸🏡 If you’ve been thinking about making a move, now’s the time to start looking.

This cutie is ready for its new owner, and trust me—seeing it in person hits way different than just scrolling through photos. 👀✨

Want to check it out? Let’s set up a showing this weekend! 📅📍

Not all moves are about dream kitchens and open floor plans - some are about closing a chapter, setting the key down, and walking into something that’s yours—preferably with better lighting and zero bad energy. ✨

This one? It’s more than just a move.

My buyer has been through a lot this past year—more than anyone should have to carry. But instead of staying stuck, she’s choosing to build something new—literally. 🏡💛

Helping her step into this next chapter and claim a space that’s hers? That’s the kind of real estate that actually matters. That’s why I love what I do.

And bonus—I get to team up with throughout this process, which basically feels like a mini DR Horton reunion (minus the corporate meetings and awkward team-building exercises 😂).

✨ If this past year has been heavy for you too, just know—a fresh start is always possible.
🏡 A new home, a new mindset, a new season of life.
💬 No pressure, no corny sales pitch—just real talk and a solid game plan whenever you’re ready.

✨‘Twas the night before New Year’s Eve, and all through the firm,
Not a paper was shuffling, not even a murmur.
The last ‘SOLD’ of 2024 is now officially done,
And my seller’s first home journey is wrapped—on to the fun!
From capping pipes to hosting open houses galore,
We put in the work, and her trust meant even more.
Now, the keys are passed, the chapter is closed,
And as tradition demands—pizza for the new owners, I suppose! 🍕✨

Today was quieter than I’ve ever seen it at the law office—aside from the wonderful front desk staff, it felt like I had the place to myself. But honestly, what a perfect way to wrap up the year!

To my seller: Thank you for trusting me with your first home sale. From a referral to a friend, it’s been an absolute privilege to be part of your journey.

Here’s to 2025—more homes, more milestones, and more amazing clients. If you’re ready to make your move next year, let’s make it happen! ♥️

Thinking of selling your home but wondering if December is the right time? Spoiler alert: it definitely has its perks! 🎄✨

Here’s why listing in the winter could work in your favor:
1️⃣ Less Competition: With fewer homes on the market, yours gets the spotlight.

2️⃣ Motivated Buyers: Holiday buyers are often more qualified and seriously searching—no one braves the cold just to window shop.

3️⃣ Festive Vibes: Holiday decor doesn’t just make your home cozy—it helps buyers imagine their own Thanksgiving or Christmas celebrations and how the space feels.

4️⃣ Year-End Tax Perks: Buyers closing by December 31 could snag some tax benefits, like mortgage interest deductions.

5️⃣ Flexible Schedules: With extra time off during the holidays, it’s easier for buyers to tour homes and for sellers to prepare for showings.

Selling during the holidays may seem unconventional, but it’s a smart move for so many reasons. Does this surprise you? Let’s chat about what it could look like for you! 🏡✨

Some closings just hit different 🏡✨

On 11/08/24, I had the honor of helping one of the sweetest buyers find her perfect home. Her kind words say it all:

“You are the best, seriously!! So happy Noah recommended you! You made this so easy, and I would have been a nervous wreck with anyone else. So I appreciate you!”

It’s clients like her who remind me why I love what I do - building relationships and making the home-buying process exciting, smooth, and special 💛

To celebrate, I put together a thoughtful closing gift (and while I forgot to snap a pic of the whole thing 🤦🏼‍♀️), I couldn’t resist sharing the handmade candle I create just for her: ‘Smells like I own this place.’🕯️✨ because personal touches make moments like this even sweeter.

With one more closing left this year, I can’t wait to help even more incredible people in 2025! If buying or selling is on your list, let’s make it just as special 🏡🥰

Contracts by day, clues by night, and holiday fun with the best crew in the business! Dinner was chef’s kiss, the escape room was conquered, and I was reminded why this brokerage is the best. 💼✨

Extra love to Trevor—my behind-the-scenes unofficial handyman and forever helper. He’s not part of the business but he’s definitely earned honorary team status for all his help (and handyman magic) 🛠️😉

Here’s to even bigger things in 2025!🥂♥️

💰 What Are Closing Costs? They’re the not-so-glamorous, but super important, final step in buying or selling a home. Here’s the scoop for both buyers and sellers:

📌 For Buyers:
Expect to pay 2-5% of the home’s purchase price. This covers:

Loan-related fees (like appraisals and origination fees)
Title and escrow services
Government fees (think recording and transfer taxes)
Prepaid costs (property taxes, insurance, etc.)
Miscellaneous items (like inspections or HOA fees, if applicable)
📌 For Sellers:
You’ll typically pay 6-10% of the sale price. This includes:

Real estate agent commissions (usually 5-6%, split between agents)
Title and escrow fees
Transfer taxes and prorated costs (like property taxes)
Any agreed-upon repairs or concessions
💡 Fun fact: Some closing costs are negotiable, and in certain areas, specific fees are customarily covered by one party. It’s all part of the strategy!
