Monday Market Update! This week we started to see an uptick in price reductions as well as homes being sold As-Is, this is a direct reflection in properties that have been flooded. There are a lot of investors standing by looking to scoop up these properties. Newer homes that did not flood are moving quickly as many people have been displaced.

Flooding was in isolated areas and this will be a question we will be answering for all coastal properties for years to come.

Our total inventory remains relatively the same at 6,787 homes for sale. Inventory is still historically low and a sellers market in most cases.

Monday Market Update! What a week and a half it has been.

HAVEN GROUP has been out in the community and helping clients and friends through the aftermath of Hurricane Ian. A question that has been asked over and over. How will this affect the market? Well, let's take a look.

Inventory has continued to decrease, total inventory today 6,789. We have seen a jump in withdrawn listings, most likely a result of properties that were on the market and incurred damage from the storm.
Pendings and back on market had a significant increase week over week. Swipe left to see last Mondays numbers. We are seeing a major need to buy and rent as people have been displaced from homes.

Happy Labor Day! Monday Market Update! This is our third week seeing our total inventory DECLINE totaling 7,056 active properties.

New Listings continue to decrease which is not uncommon this time of year. We typically see inventory creep up in October and then again after the holidays…it’s balls to the wall.

We have also seen a decline in months of inventory. This is the first time we seen a decline in our months supply since December 2021. Months supply peaked in

If you’re thinking about buying a home, you likely have a lot of factors on your mind. You’re weighing your own needs against higher mortgage rates, today’s home prices, and more to try to decide if you want to jump into the market. While some buyers may wait things out, there’s a reason serious buyers are making moves right now, and that’s the growing number of homes for sale.
Recently, housing inventory has been increasing (locally the increase in inventory has subsided for the time being) and that’s making the prospect of finding your dream home less difficult. While there are always reasons you could delay making a big decision, there are also always reasons to consider moving forward. And having a growing number of options for your home search may be exactly what you needed to feel more confident in making a move.

What’s Causing Housing Inventory To Grow? As new data comes out, we’re getting an updated picture of why housing supply is increasing so much this year. We are seeing a significant change in inventory, but no pickup in new listings. Most of the increase in inventory so far has been due to softer demand – likely because of higher mortgage rates.

Basically, the inventory growth is primarily from homes staying on the market a bit longer (known as active listings). And that’s happening because higher mortgage rates and home prices have helped moderate the peak frenzy of buyer demand.

Why This Growth Is Good News for You…Regardless of the source, the increase in available housing supply is good for buyers. More housing supply actively for sale means you have more options as your search for your next home.
The growth this year is certainly good news for you, especially if you’ve had trouble finding a home that meets your needs. If you start your search today, those additional options should make it less difficult to find a home than it would have been over the past two years.
