SW Florida Real Estate Update: Strategy Is Back in Style ✨
The Southwest Florida market is not "down," it’s simply more sophisticated.
Buyers are active, but they are also more selective. Sellers can still win, but pricing, presentation, condition, and marketing matter more than ever. The homes that are positioned correctly are still moving. The homes priced like it’s 2022? They are usually the ones collecting days on market instead of offers.
Across Florida, inventory remains elevated compared to recent years, and homes are taking longer to sell, giving buyers more choices and more room to negotiate. Realtor.com’s April 2026 data shows Florida’s median days on market at 71 days, with Naples at 81 days and Cape Coral at 75 days.
Locally, Naples continues to show strong buyer activity when the price is right, with March 2026 pending sales up 13.6% year over year and closed sales up 11.7% year over year. Fort Myers is also showing buyer engagement, with pending sales up 18.3% year over year, even as days on market have increased.
The takeaway? This is not a market for guessing. It’s a market for strategy.
For sellers: pricing ahead of the market, preparing your home beautifully, and launching with strong marketing is essential.
