🏡 I need your opinion on this one.

Every once in a while, a home comes along that just doesn’t fit neatly into a box, and 20480 Torre Del Lago is one of them.

This home has been on the market longer than I expected, and I’d genuinely love to know what YOU think.

Technically, it’s a two-story home. But it really lives like a single-story.

All of the main living areas, bedrooms and bathrooms are downstairs. Upstairs is an additional 565-square-foot bonus room with its own private balcony. No bathroom and no closet, just one huge flexible space that could become a game room, office, media room, playroom, guest space, hobby room…whatever works for the next owner.

And then there’s the backyard.

This is what makes the home really special. It has an exceptionally large lanai, a beautiful pool, tons of covered outdoor living space, and a gorgeous lake and preserve view. You see that view almost immediately when you walk through the front door.

Pricing a home like this is tricky because single-story homes generally command a different price per square foot than two-story homes. I actually consulted with an appraiser friend about it. His suggestion was to value the downstairs using comparable single-story homes and the 565-square-foot upstairs using comparable two-story values.

Using that approach, I feel very comfortable with where we are currently priced at $660,000.

But here’s where I’d love your help.

The early bird really DOES get the worm!

I had the opportunity this morning to get a very early sneak peek inside Neal Communities at Kingston South, ahead of the official grand opening, and I have to tell you…I was impressed.

Neal is planning 1,120 homes here, with both village and single-family homes, several different floor plans and pricing expected to start in the $400s and reach over $1 million.

But there was one home Carol Howell and I walked into today that completely stole the show for us.

The Savannah.

It’s over 2,800 square feet with 3 bedrooms, a club room and a Craftsman cottage-style elevation. You walk through the front door into this fantastic open living, dining and kitchen area, with a huge breakfast bar tucked into the far corner.

And that club room? I’m pretty sure I’d live in there. 😂

Funny enough, this was the floor plan there was some uncertainty about. Carol and I looked at each other almost immediately and thought, Are you kidding? This is fantastic.

And this is exactly why seeing these homes in person matters.

I’ve now had the opportunity to get inside Kingston early, talk directly with the builder representatives and start learning the communities, floor plans, fees, homesites and what buyers can expect as things begin opening.

One very important thing if Kingston is on your radar: please talk with me before you visit or register with a builder. I can introduce you directly to my builder representative and make sure your Realtor representation is established from the beginning.

Having your own Realtor means you have someone on your side helping you compare builders and floor plans, understand pricing and incentives, work through selections and attend the process with you all the way through orientation and closing. Builder sales representatives are wonderful resources, but they represent the builder.

It’s been quite a week in Estero real estate!
I walked outside with my two Bernese Mountain Dogs this morning and felt the slightest little chill in the air. In Southwest Florida, that’s basically our signal to start looking for the UGG boots and puffy vests. 😂
But the real estate market certainly isn’t cooling off.
Over the past 7 days in our area, we’ve had:
🏡 938 new listings
🔑 580 homes sold
✍️ 661 homes go pending
📉 1,031 price decreases
And in Bella Terra, where I live and do much of my business, we currently have 26 homes for sale and 4 went under contract this week, including 2 of my listings.
I’ve spent much of this week talking with buyers and sellers, negotiating contracts, working through inspections, attending local meetings and digging into what’s coming next for Estero, including the enormous Kingston development planned east on Corkscrew Road.
The biggest takeaway from all of it?
Buyers are here. But they’re selective.
Pricing, presentation, condition and marketing matter tremendously right now. The homes that give buyers a reason to act are getting attention.

13655 Lucera Court is officially SOLD for $405,000!
This beautiful villa closed at over 99% of the asking price after 93 days on the market.
Not every home sells in the first weekend, and that’s okay. The key is pricing it properly, marketing it consistently, and staying the course. In the end, my sellers received within 1% of their asking price, and we got it to the closing table!

One of the most interesting things I learned today about Kingston has nothing to do with the houses. It’s the SCHOOL.

I attended an Engage Estero meeting today and learned a ton about what’s planned for Kingston, but the presentation about True North Classical Academy really caught my attention.

The new Kingston campus is planned for an 80-acre site right in the heart of the community, with an anticipated opening in Fall 2028. The plan is to begin with Pre-K through 2nd grade and eventually expand through 12th grade. We were also told Kingston residents are expected to receive preferential lottery placement, and the campus is being designed with golf-cart access and a traffic plan intended to keep school traffic within the community.

Florida is a little different when it comes to school choice, and families certainly have more options than we did years ago. But I still think there’s something pretty special about neighborhood kids growing up together, going to school together and having their school truly be part of their community.

I was a very involved parent at Bonita Springs Charter School when my kids were younger, and I loved those years. If I could go back and do it all over again, a classical school like this would absolutely have my attention.

And if I were a teacher looking ahead to 2028? I’d certainly be keeping an eye on this one. There’s something exciting about joining a brand-new school from the ground floor and helping establish its culture and traditions from the very beginning.

True North describes its educational model as combining strong academics with an emphasis on character, classical virtue, community and high expectations. The presentation today included some pretty impressive academic results from its existing Florida schools as well.

The more I learn about Kingston, the more I realize how much is planned beyond simply building thousands of homes. Schools, commercial space, amenities and infrastructure are all part of the bigger picture, and I’ll continue sharing what I learn as the project develops.

Real estate doesn’t have to be adversarial.

I’ve always believed that one of the best things I can do for my clients is work well with the agent on the other side of the transaction.

That doesn’t mean I don’t negotiate hard for my clients. I absolutely do. But there’s a big difference between being a strong advocate and making a transaction unnecessarily difficult.

I go out of my way to communicate, answer questions, solve problems and make the process as smooth as possible for everyone involved.

Because at the end of the day, the buyer wants to buy, the seller wants to sell, and both agents should be working toward the same goal: getting their clients successfully to the closing table.

I’ve found over the years that when agents respect each other and work together, everyone benefits. Problems get solved faster, communication is better, and our clients have a much better experience.

You can be a strong negotiator and still be kind, professional and cooperative.

In fact, I think that’s when we do our best work.

There’s enough stress in real estate already. I don’t see any reason for the agents to add to it.

Well, holy smokes… what a weekend in Bella Terra!

Two brand-new listings hit the market, busy open houses with lots of visitors, and today I was able to get TWO more of my Bella Terra listings under contract and waiting on a possible third offer on my condo just listed yesterday (fingers crossed):

🏡 21082 Bosco Road — Under Contract after 24 days on market
🏡 13631 Lucera Court — Under Contract after 30 days on market

And it’s not just my listings seeing activity.

There are currently NINE homes pending in Bella Terra.

That tells me something important: the buyers are here, they’re looking, and they’re recognizing what those of us who live here already know. Bella Terra offers something pretty special.

Mature landscaping, incredible amenities, low HOA fees, a great location, and a community that has had about 22 years to grow into itself. You simply can’t recreate that overnight.

This weekend was a good reminder that when a home is priced properly, presented well and marketed consistently, buyers are paying attention.

I may be a little biased after living here for nearly 20 years, but I’ll always be proud to sell the community I call home. ❤️
