📊 CAPE CORAL REAL ESTATE MARKET UPDATE
Here’s an interesting look at Cape Coral home prices over the past 12 months.
From **August 2025 through August 2026**, the median monthly sale price for residential properties shows an **annualized growth trend of +3.0%**, based on **8,132 residential sales**.
The month-to-month numbers have definitely moved around, but the overall trend line has been moving upward.
And remember Cape Coral is not one single real estate market. Gulf-access waterfront homes, freshwater canal homes, condos, new construction, and off-water properties can all perform very differently.

🚤 BOATING THINGS TO DO IN SOUTHWEST FLORIDA THIS WEEKEND! 🌴🌊

If you love boating, this is one weekend you’ll want to check out!

ROAR Offshore is back on Fort Myers Beach September 11–13! Some of the fastest offshore powerboats will be racing right off the beach, with Super Stock boats running side-by-side at 80–100+ MPH.

Saturday features racing, Speed Cat runs and a boat show in Times Square, while the ROAR Offshore Championship Race is Sunday afternoon.

This is one of the things I love about living in Southwest Florida. If you're a boater, there is almost always something happening on or around the water—from offshore racing and waterfront restaurants to Sanibel, Captiva, Cayo Costa and days spent exploring our backwaters.

This handwritten thank-you card made my day. ⚓️❤️

🚤 **CAPTAIN CHRIS’ SOUTHWEST FLORIDA MARKET REPORT | AUGUST 2026** 🏡

There’s a lot of noise out there about the real estate market.

But as a boat captain, I’ve learned something: **you don’t navigate by listening to the guy yelling from the dock. You look at the actual conditions.**

So let’s look at the numbers.

During August, across four major Southwest Florida markets:

🏠 **2,173 properties came on the market**
✍️ **1,956 went pending**
🔑 **1,872 properties CLOSED**

That last number gets my attention.

Nearly **1,900 buyers and sellers made it to the closing table in August alone.**

Here’s how the individual markets looked:

📍 **Cape Coral**
561 New Listings | 551 Pending | 462 Sold

📍 **Fort Myers**
699 New Listings | 528 Pending | 534 Sold

📍 **Bonita Springs / Estero**
204 New Listings | 219 Pending | 199 Sold

📍 **Naples / Marco Island**
709 New Listings | 658 Pending | 677 Sold

⚓ **CAPTAIN CHRIS’ TAKE**

The market isn't sitting at the dock.

**Buyers are still buying. Sellers are still selling. And homes are still changing hands all across Southwest Florida.**

Does that mean every home will sell?

No.

Does it mean you can throw any price on a property and expect multiple offers?

No.

And does it mean every property is a great buy?

Definitely not.

It means you need to understand the conditions **before you make your move.**

That's especially true if you're looking at waterfront property.

The price of the home is only part of the equation. Canal access, bridges, boat size, seawalls, docks, lifts, flood considerations and insurance can all affect whether that “perfect waterfront home” is actually perfect **for you.**

🚤 That's where being both a **Boat Captain and a Realtor** gives me a little different perspective.
