Someone asked me what homes in Wildcat Run "go for." The honest answer: somewhere between $200,000 and $2.8 million, and if an agent quotes you the median, ask them which Wildcat Run they mean.

This is one gate and six sub-communities around an Arnold Palmer Signature course: condos in the Village, carriage homes and villas in the Cove and the Pines, and 350 custom estates on half-acre-plus lots. Three different markets sharing one golf course.

The last twelve months: 29 homes closed. Village condos from $200,000. Carriage homes and villas from the high $300s to the mid $500s. Estates from about $800,000 to this year's top sale at $2.8 million. Twelve homes are on the market right now out of roughly 450.

485 Toll Brothers single-family homes behind one gate, on 155 acres with 22 lakes. When every home shares the same builder DNA, buyers compare yours directly against the neighbors, floor plan to floor plan. No condo tower to skew the numbers, no mixed product to hide behind.

What the last twelve months actually did: 27 homes closed at a median of $522,000, and sellers held 98.1 percent of asking price. That is a strong number. The trade: the typical sale took about three months. Right now 11 homes are on the market out of nearly 500.

I have lived in Stoneybrook for 22 years..... so when someone quotes one median price for this community, I wince a little.

Stoneybrook is three housing types behind one gate. Condos and villas start in the mid $200,000s. Single family homes run from the mid $400,000s all the way to this year's top sale at $810,000. One blended number tells you almost nothing about YOUR home.

What the last twelve months actually did: 43 homes closed, sellers held 96.3 percent of list, and the typical home went under contract in 36 days. Right now there are 11 homes on the market out of 1,119. That is a tight market, and most owners here do not realize the position they are holding.

Estero's next twenty years now has a price tag..... $122 million over five years.

Most residents saw the June meeting notice. Very few read the 138 page study behind it. We did, all of it.

The line item that surprised us most: $19 million to acquire land for the Bonita to Estero Rail Trail in FY 2026-27. That is the largest single land purchase in the proposed plan, and it is what makes the entire trail vision possible.

Also in there: $26.9 million for SportsPark Phase 2, $8.5 million for Estero River Park, and $15 million for Estero River drainage with $12 million of that expected back through grants.

Worth knowing: the capital plan is still proposed, and the Eco Historic study is now headed to Village Council for a final acceptance vote.
