Florida Housing Cools Without Cratering
Having watched the Florida real estate market evolve over the years—first as a mortgage and title professional, now as a local agent in SWFL—I see the current shift as a healthy adjustment rather than a cause for alarm. Many homes that are clean and priced right still attract buyers quickly. When we see price reductions, it’s often about sellers realigning their expectations from the peak pandemic days, which makes understanding comparable sales and strategic pricing more important than ever. It’s easy to get caught up in foreclosure headlines, but the reality is that Florida is far from the distress we saw during the crash years. Inventory is growing, but that growth is in line with our expanding population, and we’re nowhere near the oversupply of previous bubbles. For buyers, there’s now more breathing room to compare options and negotiate; for sellers, realistic pricing rooted in today’s comps is key. It all comes back to having the right guidance—local knowledge and experience make a real difference in navigating these changing conditions.
