Thinking about a move to Florida? Here’s something to keep an eye on.

A proposed amendment on Florida’s November ballot could significantly increase the homestead exemption on non-school property taxes—from $50,000 to $150,000 in 2027 and $250,000 in 2028.

However, there’s an important detail many people aren’t talking about: under the current proposal, anyone who establishes Florida residency on or after January 1, 2027 would remain eligible for only the current $50,000 exemption during their first five years in the state.

Those who establish residency before the end of 2026 could qualify for the larger exemption amounts if the amendment passes.

Nothing has changed yet—the proposal still requires approval from 60% of Florida voters this November. But if relocating to Florida is on your radar over the next year and a half, it’s worth understanding how the timing could affect your property taxes.
