Incredible buy for my investor! We recently closed on this wonderful off market opportunity in Fort Myers. These units are in great shape, have very long-term tenants, and a pretty sporty cap rate to boot!

This deal had plenty of ups and downs: Covid, false starts, different buyers trying to enter the deal, changes in lending, and a VERY interesting closing. Although it threw us countless hurdles, we remained adaptable, persistent, and got the deal done!

FUN FACT: I had the privilege of having the Ware’s as neighbors growing up. Throughout my childhood I cleaned their horse stalls and gutters and Mr. Ware took me on one of my first flights in his straight-tail 172!

Sending all of the congrats 🥂 to my clients for selling their home of over 20 years. This house held a lot of sentiment to them. It was a place where they grew their family, watched their kids grow, and created a lot of memories. For most, saying goodbye to a house feels bittersweet and I try to remain sensitive to that throughout the entire process.

Last year, I helped them purchase a historic cottage on Pine Island that they fell in love with. At the time they weren't quite ready to let go of this one. When the time was right we put it on the market and were under contract within a few weeks and closed at a record price for a dry lot without a pool.

Fun fact: We closed one year to the day on their Pine Island house 🤝.

Some people ask me what it's like to live where others vacation...

I tell them that this has always been home and at times I unintentionally take it for granted. ⛱

My wife and I took little man to Lover's Key State Park this week. We couldn't have asked for a better day to explore the beach; warm breezy February weather paired with toddler squeals had us all leaving there grinning from ear to ear. Places like this fill us with so much gratitude that we are blessed to call this area HOME.
