Another real estate class completed—and this one hit close to home: Smart Growth, community planning, and the 10 Principles of Smart Growth.

Smart growth is about being intentional about how communities develop—balancing housing, transportation, economic opportunity, infrastructure, open space and quality of life.

The 10 principles include:

• Mix land uses
• Take advantage of compact building design
• Create a range of housing opportunities
• Create walkable neighborhoods
• Foster distinctive, attractive communities
• Preserve open space and critical environmental areas
• Strengthen and direct development toward existing communities
• Provide a variety of transportation choices
• Make development decisions predictable, fair and cost-effective
• Encourage community and stakeholder collaboration

For me, this is especially valuable because real estate and community planning are closely connected. What we put in our ordinances today can shape housing choices, infrastructure costs, neighborhoods and opportunities for decades to come.

Continued education helps me better understand not just the property in front of me, but the bigger picture of how our communities grow and change.

Today’s estate planning presentation, hosted by the Selkirk Association of Realtors, was a great reminder of just how closely estate planning and real estate are connected.

Thank you to Lisa Moline with Sandpoint Law, P.C. , Dale with Coffelt Funeral Home, TitleOne, and Mountain West Bank for sharing your expertise. We covered wills vs. trusts, financial and healthcare POAs, funeral arrangements, bank accounts, real estate, and the SECURE Act.

My new vocabulary word for today: holographic — a handwritten will!

As a Residential Real Estate Probate Specialist, this education is especially valuable. When a loved one passes, families can suddenly find themselves navigating probate, inherited property, maintenance, title issues, and the decisions surrounding a home or acreage — often while dealing with grief.

Understanding how these pieces fit together helps me better serve families during a difficult transition and know when to bring in the right legal, title, financial, and other professionals.

How you set things up matters. Understanding what you have in place matters even more.

It was also great to see Kendra with Community Title of North Idaho in attendance. Always good to learn alongside the professionals who help make these transitions a little easier.

SOLD! Another property successfully sold — and this one was a great example of how a little preparation can make a BIG difference.

I had the pleasure of working alongside Joanna Rice Century 21 Four Seasons Realty - North Idaho Real Estate to help these sellers relinquish a property and simplify their real estate holdings. Sometimes the goal isn’t just selling a property — it’s making the process of letting go a little easier and setting the property up for success.

And these sellers did their homework!

A few hours (or days) spent taking care of those little maintenance details before putting a home on the market can pay off in a big way. Tighten that loose handle. Fix that dripping faucet. Replace the burned-out bulb. Take care of the little things you’ve been meaning to get to.

Think like a home inspector and check off those small items before the inspection ever happens. Routine maintenance and minor repairs can help prevent a long list of distractions once you’re under contract.

It doesn’t have to be perfect. It just needs to be cared for and prepared.

Another Fair Housing class completed! And yes, I’m one of those real estate nerds who actually appreciates the reminders.
Fair Housing isn’t something we should learn once, check a box, and forget. Laws, interpretations and circumstances change, and regular education helps keep real estate professionals focused on providing equal service to every client.
Under the federal Fair Housing Act, protected classes include:
• Race
• Color
• National origin
• Religion
• S*x
• Familial status — including families with children and pregnancy
• Disability
That is exactly why continuing education matters.
Real estate is about much more than opening doors and writing contracts. It’s about understanding the rules, recognizing potential pitfalls, communicating carefully and helping clients navigate one of the biggest financial decisions they will make.
Fair Housing education isn’t just about avoiding a violation. It’s about continually reminding ourselves to provide professional, consistent and equal service to everyone.
Another class completed—and another reminder that learning the rules is part of doing this job well.
