Active listing in Pierce, King, Thurston and Kitsap are still down substantially from this time last year. DOM (Days on Market) are starting to decrease in most areas and, while not the case on the majority, we're seeing more listings receiving multiple offer. Although we're still in winter, with the uptick in activity, it feels like an early Spring market.

While inventory and closed transaction are still down year over year. With the exception of Thurston County, values are showing an increase of 5-9%.
We are definitely seeing an uptick in activity now that rates have come down a bit. According to reports, the industry should see rates drop a few times through out 2024. Although its unlikely we'll see below 4% any time in the near future, its believed that if they hit mid 5's or lower, the market will heat up again. If inventory does not increase, simple supply and demand will drive values up.

Overall the number of transactions are down YOY (Year Over Year). This has been pretty consistent since the increase in rates, which has impacted inventory, causing it to decline. Resulting in a days on market declining and values increasing. At this rate, anyone waiting for values to drop, could be sitting on the sidelines for the foreseeable future.

Home prices seem to be relatively unchanged YOY, (Year Over Year) while other stats show a very different market.

We continue to see active listing and closed transactions decline. As we head into late fall and winter this will likely continue. Winter is coming and its looking like its going to be a long cold one.

Despite Active listings and Closed Transactions being down 20+% from this time last year, values are close to par YOY and on average homes are selling at list price.

By county Year Over Year look at market changes. The big story here is Active Listings, down 30-40%.
